Brigade Hotel Ventures Announces JW Marriott Chennai OMR — 250-Key Luxury Hotel Slated for FY2030 Opening

Project Overview

Brigade Hotel Ventures has signed a multi-deal agreement with Marriott International to develop six hotels totalling 940 rooms across four Indian markets. The JW Marriott Chennai OMR will offer 250 guest rooms and suites with wellness amenities, a JW Garden, five dining venues, and 1,400 square metres of meeting and event space, located on Old Mahabalipuram Road—Chennai's IT corridor—approximately 45 minutes from Chennai International Airport.

Land and Development Scope

Brigade Group has secured a nine-acre land parcel in Perungudi on a 55-year lease from YMCA, with a development potential of 1.6 million square feet. The project includes a Grade-A office complex, designed to meet growing demand for high-quality commercial spaces from IT, startup, and fintech firms.

Hotel Amenities and Design

The hotel features multiple tranquil wellness spaces, including the brand's signature Spa by JW, a swimming pool, and a fitness center. Plans include a JW Garden and five distinct culinary experiences. Meeting and event venues encompass 1,400 square meters of versatile, naturally lit spaces designed to accommodate gatherings of all scales.

Perungudi and OMR Context

Perungudi is a primary residential and commercial neighbourhood in South Chennai. The area is situated on the Old Mahabalipuram IT Expressway right in the middle of an Information Technology (IT) Estate. The locality is served by Perungudi MRTS Station, with Little Mount Metro Station on the Blue Line within 8 km, and major roads like Rajiv Gandhi Salai providing connectivity to Chennai Airport in 45 minutes.

Being in the IT Corridor of Chennai, Perungudi is increasingly being preferred as a residential locality by software engineers. OMR is known as the largest emerging area for IT growth, with the presence of IT Parks, strategic locations, and anticipated infrastructural developments elevating it to the status of Chennai's main growth corridor.

Infrastructure Development Pipeline

Chennai Metro Rail Ltd. Phase II project plans to start operating train services from Nehru Nagar in Perungudi till Siruseri by 2028, with the 116.1 km stretch likely opening to the public in stages between 2025 and 2028. Construction work of metro stations on the OMR IT corridor has already commenced.

Brigade Hotel Ventures Limited is a subsidiary of Brigade Enterprises Ltd, led by Executive Chairman M.R. Jaishankar, with a nearly 15-year partnership with Marriott. As of March 31, 2025, BHVL is the second-largest owner of chain-affiliated hotels and rooms in South India, operating nine hotels in Bengaluru, Chennai, Kochi, Mysuru and GIFT City with 1,604 keys.
