Brigade Group and Primus Partner on ₹750 Crore Senior Living Portfolio Across Bengaluru and South India

Brigade Group has partnered with Primus Senior Living, an expert in managing senior living communities, to launch three senior living communities across Bengaluru and other geographies in South India. The partnership was formalized in February 2026 through regulatory filings. Brigade Group, known for trust and architecture since 1986, has partnered with Primus Senior Living, India's top elderly-focused residential management specialist. They are opening three senior living homes in South India, focusing on Bengaluru.

Project Scale and Investment

By bringing together Brigade Group's leadership in real estate development and integrated communities with Primus' operational excellence and experience in managing senior living ecosystems, the partnership aims to set new benchmarks in purpose built senior housing with a combined portfolio of around 600 plus units. The upcoming projects will have an expected Gross Development Value (GDV) of approximately Rs. 750 crores.

Location and Township Integration

Two out of these three projects are integrated within larger township developments, offering greater inclusivity and access to shared social infrastructure and amenities. The senior living homes will be located within Brigade's established integrated townships in Bangalore and other key South Indian markets. Design and Amenities

The project will feature a variety of senior living home configurations, all designed with safety, comfort, and accessibility in mind. Age-specific amenities will include wellness centres, hobby lounges, medical bays, fully accessible pathways, concierge services, curated events and inter-generational workshops that foster connections beyond walls.

Wide doorways, anti-skid flooring, grab rails, emergency response systems, and easy-to-use layouts will make daily living easier for residents.

Market Demand Context

India's senior living market is at a pivotal moment, fuelled by cultural shifts and innovation, with South India accounting for nearly 60% of the sector's growth. A rapidly aging population, expanding nuclear family patterns, increased awareness of excellent senior care and rising older spending power are driving senior living demand in India. Bengaluru, a tier-one city with many retired professionals, NRI families and health-conscious elders, is a potential market for this category.

Building on the operational success of Parkside at Brigade Orchards, a senior living community that has been operational since 2017.
