Status: launched in 2024, described as pre-launch now

Ceratec Group and Chaitanya Developers announced the launch of Tower 108 on 5 November 2024. The project is described in its listings as pre-launch. Its status is mixed across sources: some list it as a new launch, and one lists it as under construction with completion from late 2029.

A MahaRERA registration number, P52100077560, is published on the developer's project material. Booking is shown as open on current sales pages. The developer's sales pages also list early-buyer offers such as instant benefits on spot booking, early-buy discounts and a flexi-payment scheme for the first 100 customers. These pages do not give amounts or end dates.

Configurations and prices

The developer describes 450-plus office spaces ranging from 516 to 1,470 sq ft, with carpet area as the basis for most listings. A 2024 launch release gave a range of 550 to 1,500 sq ft. The release also mentioned a 13,000 sq ft office floor, which does not appear in later listings.

Four showrooms of 2,295 to 2,500 sq ft sit at ground level. The developer's page gives a starting price of ₹15 crore for the showroom band. Showrooms have a roof height of 28 ft.

One recent listing shows offices priced at about ₹1.29 crore for 516 sq ft, ₹3.1 crore for 989 sq ft and ₹3.53 crore for 1,464 sq ft. These are listed prices and may change. Earlier listings from 2024 quoted lower starting prices, and some current listings say the figure excludes additional charges.

Recorded sales in the project from January to December 2025 averaged about ₹29,400 per sq ft, according to market data for that period.

Specifications and amenities

The developer says each floor offers a 360-degree view of the Balewadi cityscape.

Possession and approvals

The RERA-published possession date is 30 December 2029. Some listings show earlier dates, including December 2027. This report uses the RERA date.

The developer describes the tower as a Grade A commercial landmark.

Location and connectivity

The site is on Balewadi Road, opposite Moze College and near NICMAR. The developer says the Pune–Bangalore Expressway is about 400 metres away. It also gives the distance to a metro station as 150 metres, though the 2024 release described that station as upcoming.

Nearby transport links include Dapodi Railway Station and Dapodi Metro, Pune Railway Station and Pune International Airport. The developer also cites road links to Hinjewadi, Pune University and Shivaji Nagar. The developer names Cummins India Office Campus and Mahalunge Balewadi Stadium among nearby landmarks.

Infrastructure coming up: Pune Metro Line 3

Pune Metro Line 3, also called the Pink Line, is under construction. It runs about 23.23 km between Hinjewadi and Shivajinagar. Its Balewadi stations were planned to open in two phases, with Mitcon Balewadi and R K Laxman Museum Balewadi planned for December 2026, and Balewadi High Street and Balewadi Phata planned for March 2027.

As of October 2026, those openings are still ahead. A trade report says the first phase has been delayed. Regulators have cleared the 12-station section between Maan and R K Laxman Museum for passenger operations, and authorities now plan to open with 17 stations. Six stations, including Balewadi Phata, would stay closed at first.

Market context in Balewadi

Market data puts the average asking price of properties in Balewadi at about ₹14,650 per sq ft. Tower 108's recorded 2025 sales average of about ₹29,400 per sq ft is well above that locality figure, reflecting the project's commercial product and its frontage.

The locality sits on Balewadi Road in West Pune, close to the Pune–Bangalore Expressway and the Hinjewadi IT corridor. The metro line's Balewadi stations, when open, will add rail access to that corridor.
