DAC Balmandaisa launch brings 2- to 5-BHK homes to Kumananchavadi

Launch and project status

DAC Developers held the project launch and logo-reveal event on September 11, 2026. The project is listed as a new launch. In a release published on September 15, the developer said foundation work was complete and construction of the two-level basement was progressing using diaphragm-wall technology. That update describes the construction stage at the time of publication; it is not a later progress report.

Listings identify the project’s Tamil Nadu Real Estate Regulatory Authority registration as TNRERA/29/BLG/0321/2026. The project information gives July 2031 as the possession timeline. As of October 2026, that date remains in the future.

Homes and prices

The planned homes span 2-, 3-, 4- and 5-BHK configurations. The launch release describes the 4- and 5-BHK residences as duplexes with private terraces. CGC Homes lists areas of 1,157 sq. ft. for a 2-BHK; 1,395 sq. ft. for a 3-BHK with two toilets; 1,571–2,005 sq. ft. for a 3-BHK with three toilets; 2,487–2,587 sq. ft. for a 4-BHK; and 2,648–2,952 sq. ft. for a 5-BHK. These are listed super built-up areas.

The developer’s September 15 release reported launch prices from ₹1.19 crore. A CGC Homes listing accessed in October 2026 showed a starting price of ₹1.14 crore for a 2-BHK, ₹1.30 crore for a 3-BHK with two toilets, ₹1.50–₹1.94 crore for a 3-BHK with three toilets, ₹3.01–₹3.27 crore for a 4-BHK and ₹3.15–₹3.78 crore for a 5-BHK. The listing does not state a price-sheet date, so these figures should be read as listing prices rather than a dated developer price sheet.

Building and shared facilities

The launch announcement describes one residential building with two basements, a stilt level and 13 residential floors. The project also includes The Meridian, a standalone G+3 clubhouse of 10,000 sq. ft.; the launch release says it will contain more than 40 amenities. Listed facilities include a podium swimming pool, gym, indoor games room, multipurpose hall, coworking space, mini theatre, rooftop celebration area, yoga zone, children’s activity area and crèche.

Kumananchavadi location and metro context

The site is on Porur–Poonamallee Main Road in MSS Nagar, Kumananchavadi, Kattuppakkam. The locality connects to Mount Poonamallee Highway and nearby roads including Kundrathur Road and Poonamallee High Road. The developer’s launch release described a metro station as within walking distance, but did not identify the station or give a measured site-to-station distance.

Chennai Metro Phase II Corridor 4 includes the Poonamallee–Porur–Vadapalani corridor. Chennai Metro Rail Corporation reported trial runs between Poonamallee Bypass and Porur Junction in June 2025. In January 2026, it said the Porur–Vadapalani section was planned for completion by June 2026. As of October 2026, the available project information does not establish whether the station nearest the site is operating.
