Kamdhenu Commercial in Lokhandwala, Andheri West: Upcoming DGS Group Office and Retail Project

Project status and approvals

Kamdhenu Commercial is at the pre-launch stage. A press release dated 16 September 2026 said development agreements for the society had been executed for this plot and for a second DGS project in the same complex, Apna Ghar Unit No. 7. The release did not give a launch date, a booking date or a RERA number.

As of 30 October 2026, the project is not yet registered under RERA, and no construction start has been confirmed for this site. A Brihanmumbai Municipal Corporation stop-work notice dated 19 October 2026 covered demolition at a DGS site in Lokhandwala, but reports do not confirm that it is the Kamdhenu plot.

Scale and product mix

The plot is about 6,200 sq m. The project is planned as a commercial redevelopment with office, retail and showroom units. The number of towers, floors and units has not been announced.

Office units in the planned mix range from 300 sq ft to 1,400 sq ft of carpet area. Separate sizes for retail and showroom units have not been announced.

The release places Kamdhenu within a Lokhandwala-belt portfolio of about 25 lakh sq ft of development potential across five projects, with about 20 lakh sq ft already committed to construction. Kamdhenu's own share of that figure has not been stated.

Indicative pricing

Mumbai Property Exchange lists an indicative price of ₹70,000 per sq ft for the project as of 21 October 2026. The figure is described as indicative and is to be reconfirmed at launch. No payment plan, booking amount or offer has been announced.

Location and connectivity

Lokhandwala Complex is a residential and commercial neighbourhood in Andheri West, about 5 km from Andheri station. The Western Express Highway is the main arterial road to South Mumbai, Bandra and the northern suburbs, and Link Road runs parallel to it and serves the complex.

• Swami Samarth Nagar, on the edge of Lokhandwala, is the starting station of Metro Line 6 (Pink), which runs east to Vikhroli. Line 6 interchanges with Metro Line 2 at Infinity Mall in Andheri and with Metro Line 3 at SEEPZ.
• D N Nagar, on Metro Line 1 (Versova to Ghatkopar), is within easy reach of the complex.
• Andheri (Western Railway) is the nearest railway station.

Infrastructure under way

• Metro Line 6 (Pink): under construction. Published completion timelines differ, with 2027 and 2028 both cited for the line.
• Yari Road to Lokhandwala Back Road flyover: a 206 m flyover over Kavthe Creek, under construction, with a Brihanmumbai Municipal Corporation target of December 2027. It is designed to cut the crossing from about 30 minutes to about 10 minutes.
• Versova to Bandra Sea Link: under construction, due in 2028.
• Goregaon to Mulund Link Road (GMLR): under construction, due in 2028.
• Metro Line 2B (Yellow): opened in 2026.

Local market context

Mumbai Property Exchange records a typical asking price in Andheri West of ₹42,800 per sq ft as of 21 October 2026, with prices rising that quarter. The government ready reckoner rate for Andheri West is ₹33,200 per sq ft of carpet area for 2025–26.

For commercial stock, outright prices in Mumbai are listed at ₹45,000 to ₹75,000 per sq ft. Rent in the locality is about ₹227 per sq ft a month, a gross yield of about 5.7% on resale value, according to the same listing data. Nearby office comparables include RNA Arcade, at ₹58,320 per sq ft for 643 sq ft of carpet area, and Lotus Arc One, at about ₹45,008 to ₹53,045 per sq ft for 509 to 611 sq ft.

About DGS Group

DGS Group is a Mumbai developer working across Goregaon, Malad, Andheri, Borivali, Dahisar, Kandivali and Santacruz, and in Mira Road, Virar, Nalasopara and Palghar. Its homepage cites 75 lakh sq ft developed and 45 lakh sq ft in progress. Sources give different founding years for the business, from 1991 to 2009. Its completed Mumbai projects include Sheetal Vishal Dharamraj, Sheetal Mukta and Sheetal Darshan in Malad.

The group's sister project in Andheri West, Sheetal Elara, formerly Sneh and Sagar, sold its launched inventory within about 45 days of launch, according to the 16 September 2026 release.
