Collaboration covers adjoining land
On October 17, 2026, DLF Managing Director Ashok Tyagi told analysts that the company had entered into a collaboration for a 7.48-acre parcel adjoining its existing land in Sector 61. DLF said the transaction was expected to conclude by March 2027. As of October 19, 2026, it remains a planned transaction rather than a completed land addition.
The company intends to use the land for housing. The total cost of the parcel was not disclosed. Tyagi said DLF had made a small payment for it during the September quarter, without specifying the amount.
A larger contiguous development site
The new parcel is expected to bring DLF’s contiguous holding on Golf Course Extension Road to about 36 acres. The earlier 28-acre parcel had development potential of 7.5 million sq ft, according to Tyagi. He said the additional land increases that potential, but DLF has not provided a revised figure.
The expanded holding creates the scope for a larger housing development, but DLF has not announced a project name, unit count, configuration, price or RERA registration for a development on the combined land. Those details will matter to prospective buyers when a project is formally announced.
Land payments and the earlier financing
DLF reported ₹353 crore in land-acquisition payments during the September quarter and ₹210 crore in the first quarter of FY27. These figures cover land-acquisition payments across the company and do not represent the cost of this 7.48-acre parcel alone.
The earlier Sector 61 landholding originated in a 2024 transaction involving IREO bonds. Tyagi had said the outstanding loan was about ₹825 crore, against an original loan of about ₹1,200 crore, and that lenders accepted a one-time settlement. DLF said proceeds from the new transaction would be paid to the land-related company’s lenders.
What happens next
DLF expects the transaction to conclude by March 2027, the fourth quarter of FY27. During the analyst call, Tyagi agreed that the company was gearing up for a launch the following year. DLF did not identify that launch as the Sector 61 project or give a specific launch date for a housing development on the combined site.
Sector 61 is part of the Golf Course Extension Road residential market, where developers have launched luxury projects. DLF’s earlier project in the micro-market, The Arbour, was reported to have sold out in three days and generated ₹8,000 crore in sales. That past performance does not establish the pricing or sales pace of any future project on the expanded holding.
