What happened

A report dated 31 October 2026 says DLF has received MahaRERA approval for the second phase of The Westpark, its residential project in Oshiwara, Andheri West, Mumbai. The same report says a launch in November 2026 is likely.

Other reports put the launch in the October to December 2026 window, which is the third quarter of DLF's financial year 2027. The exact launch date has not been fixed in the reporting so far.

Phase 2 details

Phase 2 is reported at about 8 lakh sq ft of residential space. It adds four towers to the project, which is planned as eight towers in total across its phases.

DLF has also said that after this launch it expects to introduce a further 5 to 6 lakh sq ft in the following fiscal year, as the project continues to expand.

Background: Phase 1

DLF and Trident Realty launched the first phase of The Westpark on 17 July 2025 on a 5.18-acre plot in Oshiwara, just off the Andheri Link Road and close to the Oshiwara Metro Station. Phase 1 includes four towers of 37 storeys each, with 416 residences of 3 and 4 BHK apartments, ranging from about 1,125 to 2,500 sq ft carpet area.

Initially two towers were launched. Strong demand led to the release of all four towers, and DLF announced in a press release dated 25 July 2025 that the phase was fully sold. Reported sales were above ₹2,300 crore in under a week.

Phase 1 is registered with MahaRERA under PR1181012500079, valid until 30 June 2032. Reports give June 2032 as the completion date for Phase 1.

Developer and funding

DLF Home Developers Ltd is developing the project with Trident Realty. In 2023 DLF said it would hold a 51 per cent stake in the special purpose vehicle set up for the project. DLF and Trident Realty have put in around ₹900 crore to develop the project, according to 2025 reports.

DLF Limited says it has developed more than 185 projects, covering over 352 million sq ft since its founding. DLF's Joint Managing Director and Chief Business Officer, Aakash Ohri, described the Mumbai entry as a significant strategic milestone for the company.

Location

The Westpark sits near the Western Express Highway, SV Road and the New Link Road in Andheri West. Reports say Lower Oshiwara Metro Station on Line 2A is close to the site. Two upcoming roads, the elevated JVLR and the Coastal Road, are named in reports as future connections, but no completion dates for them have been given in the reporting used here.

What it means for buyers and investors

For buyers, the approval is the step that allows a project to be marketed and booked. Before committing, buyers should check the registration details for the second phase on the MahaRERA website, along with the payment schedule, possession timeline and specifications in the sales documents.

For investors, the Phase 1 record is the main data point available. All 416 units sold within about a week, which indicates strong early demand for premium homes in this part of Andheri West. Phase 2 pricing and booking figures have not yet been published.

What comes next

The next milestones are the Phase 2 launch, expected in November 2026 according to the approval report or in the October to December 2026 window according to other reports, followed by the additional 5 to 6 lakh sq ft that DLF has said it expects to introduce in the following fiscal year.
