DLF Mansion Goa is listed as Upcoming on the developer's project page. The developer calls it a premium collection of limited-edition mansions, with private gardens and pools. The page says units are limited and sold on a first-come, first-serve basis.
The project is registered under the name DLF Mansion Goa. It should not be confused with DLF's Bay View product at the same village, which is covered below.
Location and access
Reis Magos is a village on the northern bank of the Mandovi River in Bardez taluka, opposite the state capital Panaji. The developer's pages place the project about 5 minutes from Reis Magos Fort and beach, about 10 minutes from Candolim, Sinquerim and Calangute, about 15 minutes from Panaji, and about 20 minutes from Mapusa and NH 66. Mopa International Airport is listed at about 40 minutes.
Public transport within the village is limited, and the village has no metro. The developer's pages also name Fort Aguada, Reis Magos Fort and Chapora Fort as nearby landmarks.
Configurations and sizes
The developer's FAQ describes exclusive 3, 4 and 5 BHK mansions, each with private gardens and pools. The enquiry banner on the same page lists 6 to 8 BHK units instead. The page does not reconcile the two versions, so readers should treat unit mix as unconfirmed until the developer publishes it.

Reported figures for DLF's separate Bay View villas at Reis Magos are not a guide to this project. Listing and news reports put those villas at roughly ₹40 crore to ₹60 crore per property, based on DLF's FY27 sales guidance. The Bay View registration has been cancelled, so those figures are indicative only.
RERA status and the Reis Magos background
The developer's page shows RERA for DLF Mansion Goa as "Coming Soon". Buyers should check the Goa RERA portal for the registration once it is filed.
Listing sites sometimes show a Goa RERA number for DLF's Bay View project at Reis Magos. The Goa RERA record for that project shows it was cancelled on 13 August 2025, at DLF's request. Its promoter was DLF Exclusive Floors Private Limited. That number does not apply to DLF Mansion Goa.
The Reis Magos site has drawn scrutiny. In February 2026 the High Court of Bombay at Goa expressed concern over hill cutting at Reis Magos and warned of imminent danger of collapse. These concerns relate to the earlier Bay View site.
Demand and infrastructure context
RealtyPromoo's 2026 Reis Magos guide puts apartment prices in the village at about ₹12,000 to ₹22,000 per sq ft, based on 2025 data, with sea-view and riverfront units commanding a premium. The same guide puts ultra-luxury pool villas in the village at up to ₹25 crore.
On the road network, the 6.7 km Mopa airport link road (NH-166S) is a six-lane access-controlled corridor built by Ashoka Buildcon Ltd at a cost of ₹770 crore. It was dedicated to the nation on 11 July 2024 and is completed.
DLF's FY27 sales guidance, announced on 14 May 2026, was reported to include a launch pipeline across three markets, including Goa. Reporting on that guidance links about 60 to 65 villas on 38 acres at Reis Magos to a launch within FY27. Those figures refer to the Bay View product, not to DLF Mansion Goa.
Amenities and specifications
The developer lists a gated community with 24x7 security, surveillance and access control. Each mansion is described with landscaped private gardens, a pool, a deck and a rooftop terrace, with a private pool and jacuzzi in select units. Buyers can customise interiors, pool settings and landscaping.
The developer describes colonial Goan and modern tropical architecture, high-end fixtures, imported marble, wood finishes, smart home features, VRV/VRF air conditioning with smart lighting controls, and double-height living areas with natural ventilation.
