What happened

On October 4, 2026, DLF said The Aureva, its senior-living project in Sector 63, Gurugram, was fully sold out. The project comprises 172 residences, and its reported sales value is approximately ₹1,985 crore.

The Aureva is DLF's first project in the retirement-living segment. DLF described it as its entry into that segment and its first residential project launch in 2026.

According to the report in Mint, DLF held a channel-partner introduction meeting on September 25, 2026, and the project sold out within days of that meeting.

The project

The 4.17-acre development has more than 7.5 lakh sq ft of total saleable area. It consists of 172 four-bedroom residences in a standalone tower planned as ground plus 45 floors. Each residence has private decks and dedicated staff dormitories, and comes with three parking spaces and access to wellness, recreational and lifestyle amenities.

Planned facilities include a luxury clubhouse, fitness and wellness facilities, an indoor swimming pool, a spa, a yoga pavilion, a meditation centre, a library, banquet space, and a professionally managed on-site medical centre with emergency-response support.

Mint reported an average ticket size of approximately ₹11.5 crore per residence and a sale realisation of approximately ₹28,000 per sq ft. These are reported figures, not figures published in a RERA filing reviewed for this article.

Who bought

Aakash Ohri, managing director and chief business officer of DLF Home Developers Ltd, told Mint that DLF received 406 confirmed expressions of interest in the first 48 hours. He said about 65% of buyers were from the National Capital Region and more than 20% were NRIs. The rest came from other Indian cities and overseas.

Ohri said the buyer mix and sales performance reflected demand for premium, experience-led residential offerings in the senior-living segment.

Context for DLF's sales

DLF has set a FY27 sales target of ₹20,000 crore and has lined up launches worth around ₹20,000 crore across Gurugram, Mumbai and Goa, according to Mint.

Mint reported that DLF's April to June 2026 sales bookings were ₹657 crore, down 94.25% from ₹11,425 crore in the same quarter a year earlier. The same report said Q1 revenue from operations fell 52.8% year on year to ₹1,280.34 crore, while net profit rose 3.9% to ₹794 crore. The Aureva sell-out is one of the first large sales figures against that target, so it is relevant to the company's near-term sales position.

Senior-living market context

Mint cited a September 2026 report from the Association of Senior Living India. It estimated India's population aged 60 and above at 166.9 million in 2026, projected to reach about 347 million by 2050. The same report said organised senior-living supply had grown 14.2% a year since 2024, that penetration was 1.5%, and that assisted living was less than 10% of organised stock.

What it means for buyers and investors

For buyers, the sell-out means The Aureva is no longer available for purchase. Prospective buyers in this segment will need to look at other projects. Terms, price and possession details for any future offering should be checked against the developer's RERA registration.

For investors and the market, the sell-out is a data point on demand for large, service-oriented senior-living units at this price point. It is one project and one developer, so it does not by itself show how the wider segment will perform. The organised senior-living share of the market is still small, per the figures cited above.

What comes next

Mint reported that DLF has launches planned for coming quarters, including the second phase of its Mumbai project and a luxury project in Gurugram. No dates were given, and the project names and timing were not confirmed in the sources reviewed.

The RERA registration number and project completion date for The Aureva were not found in the sources reviewed for this article, so they are not reported here.
