Launch plans remain approval-dependent
DLF Joint Managing Director and Chief Business Officer Aakash Ohri said on the company’s Q2 FY27 earnings call on 17 October that it was preparing residential launches in Mumbai and Gurugram. He said: “We are gearing up for both this Mumbai launch for Q3, and then of course there’s a Gurgaon one, and then the Dahlias continue.”
The Mumbai proposal is the next phase of The Westpark in Andheri West. The target is Q3 FY27, or October–December 2026, subject to required approvals. The Gurugram proposal is described as a luxury project, but its marketed name and site have not been disclosed. DLF has not announced booking-opening dates for either proposal.
What is known about The Westpark
The Westpark is off Link Road in Andheri West. DLF Home Developers Ltd., a wholly owned subsidiary of DLF Limited, developed the project through a partnership with Trident Realty.
Phase 1 comprised four towers and 416 residences, including three- and four-bedroom homes and a limited number of penthouses. DLF said all units sold in less than a week after the phase launched in July 2025, generating more than ₹2,300 crore in sales bookings. Phase 1 spans approximately 5.18 acres within an approximately 10-acre master plan planned for eight towers.
Those Phase 1 sales show reported buyer uptake for that release, but do not establish the demand, pricing or sales outcome for Phase 2. DLF’s July 2025 filing registered Phase 1 with MahaRERA under number PR1181012500079; that registration applies to Phase 1, not Phase 2.
What the plans mean for buyers and investors
For prospective buyers, the stated Q3 FY27 window is a target rather than a confirmed launch date: both projects remain subject to approvals. No Phase 2 configuration, unit count, price, land area or construction and possession schedule has been announced. The Gurugram proposal also has no disclosed site or project name.
The planned launches add to DLF’s prospective residential supply in two markets, but the reported information does not establish an effect on local prices or market-wide demand. DLF’s Ashok Tyagi said the company expected “a couple of more launches” in the next two quarters, alongside continuing sales at The Dahlias.
What happens next
As of 19 October 2026, DLF’s stated next step is to prepare the Westpark next-phase launch for Q3 FY27, subject to approvals. The company has also indicated a Gurugram luxury launch, but its location and confirmed launch date remain undisclosed in the reported plan. No booking-opening date, construction start date or possession schedule has been announced.
