Status: launch label versus registered project
DTC Embassy Villa is described as a New Launch in the editorial brief, but the regulatory record is more advanced. The West Bengal Real Estate Regulatory Authority lists Phase-1 as Under Construction, and DTC's own project listing uses the label Ongoing. The term New Launch appears in some marketing materials. The difference matters for buyers: a project under construction and registered with RERA is at a different stage from one that is still pre-registration.
Phase-1 was registered on 28 February 2026. Phase-2 was registered on 7 September 2026. No launch date, expression-of-interest date or booking-opening date has been published by the developer or found in the records reviewed.
Phases and scale
The project is being built in two RERA-registered phases:
- Phase-1 (WBRERA project ID WBRERA/NPR-005064): 14,288 sq m of registered land (about 3.53 acres), 82 villas and 82 covered car-parking spaces. WBRERA records a total built-up area of 14,976 sq m and a carpet area of 11,503 sq m.
- Phase-2 (WBRERA project ID WBRERA/NPR-005873): 71 villas on about 2.5 acres, according to a secondary project listing.
Across both phases, the project is listed at 153 villas. DTC advertises about 70,000 sq ft of greenery and landscaped space for the overall development.
The storey count is not consistent across sources. DTC describes the villas as G+2. A separate third-party listing describes Phase-1 as G+1. The WBRERA filing reviewed does not settle the point.
Configurations and prices
| Type | Super/listed area | Private open space (secondary listing) |
|---|---|---|
| 4 BHK Type A | 1,870 sq ft | 578 sq ft |
| 4 BHK Type B | 1,910 sq ft | 584 sq ft |
| 5 BHK Type C | 2,717 sq ft | 1,002 sq ft |
The area basis (carpet or built-up) is not stated for these figures. Unit-by-unit carpet areas were not found in the WBRERA record.
DTC's listing gives a starting price of ₹1.6 crore for its 4 and 5 BHK villas, without separating prices by configuration. A secondary listing shows unit prices of about ₹1.60 crore for Type A, ₹2 crore for Type B and ₹2.50 crore for Type C. The same secondary page also shows alternative figures of ₹1.50 crore, ₹1.90 crore and ₹2.90 crore, which do not match. These prices were displayed online when checked on 7 October 2026. No dated official rate card, payment plan, booking amount or offer was found.
Possession timeline
WBRERA records a completion date of 31 December 2031 for both Phase-1 and Phase-2. This is the regulatory completion date in the filings, not a developer's handover commitment.

DTC's project material and secondary listings describe a double-height living room, a skylight over the living area, private gardens, balconies, open terraces and private skylights for the villas. Covered car parking is recorded for Phase-1 in the RERA filing.

The developer's page does not publish verified distances or travel times.
A secondary listing gives indicative drive times: Apex Hospital about 9 minutes, DPS Megacity about 18 minutes, City Centre 2 about 19 minutes, and Ecospace and TCS about 20 minutes. These are listing estimates with no stated kilometre distances or measurement date.
