Status: conflicting records

The project is described in more than one way, and the records do not agree. Property listing sites carry it as a New Launch. The developer's own project page marks it Sold Out, with the construction stage shown as under construction. The West Bengal RERA portal lists the project status as Not Started. Readers should treat the RERA entry as the official record and check it directly before making any decision.

The state record also lists a project completion date of 31-12-2025 with no extension recorded. That date has passed as of October 2026.

Developer and registration

The promoter on the state record is EDEN ELEMENTS LLP, with a registered address at 17/1 Lansdowne Terrace, Kolkata 700026. The RERA entry gives the promoter's registration number as AAE-7148 and lists the group website as edengroup.in. The developer's company was incorporated in 2015, and the RERA portal also lists the same promoter for other entries.

Address records differ. Some listings place the plot at 420 Kalikapur Road, Garfa, Kolkata 700078, while marketing material uses Kalikapur Road, Eastend Park, Kalikapur, Haltu, with a Kalikapur PIN of 700099. The RERA registration number is the same across sources.

Do not confuse this project with the group's sister project. The developer's page for Eden Lotus (WBRERA/P/KOL/2025/002632) is a separate project with its own registration number.

Configurations, sizes and prices

The developer's page lists two unit types: 2 BHK at 982 to 1,101 sq ft and 3 BHK at 1,330 to 1,342 sq ft, both in super area terms. Some listing pages show a larger 3 BHK, up to 1,437 sq ft, which falls outside the official range.

These are undated listing figures and are not a current price sheet. The developer's headline of 70 lakh onwards is marked Sold Out on its page. No payment plan, booking amount or offer for this project is part of this report.

Possession and dates

Three dates appear in the records. The state RERA completion date is 31 December 2025. The developer's page gives a possession date of March 2026 and says construction status shows deliveries beginning in March 2026. Listing sites give December 2025. As of October 2026, all of these dates are in the past, and the state portal still shows the project as not started. Buyers should ask the developer for a current, written schedule and check the RERA page for any revised completion date.

Location and nearby infrastructure

Kalikapur is a locality in South Kolkata, surrounded by Haltu, Santoshpur and Mukundapur. The project sits near the Eastern Metropolitan Bypass corridor. The Kavi Sukanta station on the Orange Line of the Kolkata Metro serves Kalikapur, opened in March 2024.

The Orange Line is still being built out. The 32-km Orange Line, from New Garia to the airport, is targeting full operation by December 2026, according to a commentary issued in late September 2026. The same commentary expects the Purple Line to improve south-west to central connectivity around 2028-29.

The commentary also argues that the Rajarhat-New Town corridor and EM Bypass extension lead as the city's most active peripheral growth zones. These are the views of the author, not an official forecast.

For market context, annual launches nearly doubled from 9,194 units in 2021 to a record 17,164 in 2025, and sales climbed from 7,183 to 14,195 over the same period. The same commentary notes that residential demand is shifting toward larger, better-planned homes with lifestyle amenities in the East and South corridors.

Amenities and specifications

The developer's page lists a landscaped roof, a gymnasium and a community hall. Other listings add children's play areas, indoor games, a jogging and cycle track, a yoga room, a meditation zone, a senior citizens' walking track, a multipurpose hall, CCTV, 24x7 security, a fire-fighting system, intercom, lifts, power backup and 24x7 water supply. Green features listed include rainwater harvesting and a sewage treatment plant. Parking is listed for 16 cars.

Structural details follow the group's standard description: an RCC-framed structure with anti-termite treatment in the foundation, AAC block masonry, granite kitchen counters with a stainless steel sink, and CPVC water lines. Flooring is described differently in different sources, with vitrified tiles on some pages and marble or granite on others.

For reference only, the group's sister project Eden Lotus publishes a staged schedule for its own units, with booking at 10%, agreement at 10%, foundation at 15%, and possession at 10%. That schedule does not apply to Eden Luxuria.
