Elan Group and Marriott International announced on 24 August 2026 a plan to develop a JW Marriott hotel and branded residences in Sector 106, Dwarka Expressway, Gurugram. As of 28 October 2026 the residences are listed as upcoming, and sales are to begin only after RERA registration.

What has been announced
ELAN Group and Marriott International announced a collaboration on 24 August 2026 to develop a JW Marriott hotel and JW Marriott Residences in Gurugram. The residences are described as an exclusive collection of 3, 4 and 5 BHK luxury homes. Trade coverage on 25 August, 29 August and 1 September 2026 reported the same deal and stated that the residences will be sold and marketed by Elan Group only after the requisite RERA registrations are obtained.
Elan Group will handle construction and development of both the hotel and the residences. Marriott's role is licensing and management. Marriott has stated that the residences are not owned, developed, promoted or sold by Marriott International.
Status and registration
As of 28 October 2026, the project is at the pre-launch stage. No booking window has been opened and no RERA registration number has been issued. Haryana RERA (HRERA) is the registering authority.
Public listings differ on whether a RERA application has been filed. One channel-partner listing shows the status as applied for, with registration awaited. Buyers should confirm the RERA number on the Haryana RERA portal before paying anything beyond a refundable expression of interest.
Some marketing material dates the project's launch to July 2026. The agreement itself is dated 24 August 2026.

The developer's sales material describes a 325,000+ sq ft clubhouse, temperature-controlled pools, a gymnasium, wellness and yoga studios, a spa and salon, fine dining and cafés, cigar and wine lounges, banquet lawns, and a private theatre. The listing site also mentions landscaped gardens and a sky lounge.
Location and connectivity
The project sits in Sector 106 on Dwarka Expressway. The 29 km expressway runs from NH-48 in Gurugram to Dwarka Sector 21 in Delhi and was completed in 2025. Distances cited in the listings and local coverage include:
- Delhi-Jaipur Highway (NH-8): about 5 to 7 km
- Cyber City: about 25 km, roughly 45 minutes at peak hours
- IGI Airport: about 15 minutes according to the developer's site; some local coverage gives 25 to 30 minutes
- New Delhi Railway Station: about 25 km, around 40 minutes by road or metro
- Dwarka Sector 21 metro station: roughly 20 minutes away
Hero Honda Chowk is the main junction serving the area.
Infrastructure in progress
- Gurugram Metro Phase 1: the approved line includes a station at Sector 101 and is expected to be operational by 2027-28. A 1.8 km spur to Dwarka Expressway, passing close to Sector 106, is planned.
- Airport Line extension: authorities have directed DMRC and HMRTC to explore an extension from the Airport Line to Kherki Daula. This is at the exploration stage.
- Other planned projects nearby: Delhi-Alwar RRTS, Manesar MRTS, the Delhi-Ahmedabad Bullet Train and Aerocity Phase 2. No completion years have been confirmed.
- Roads and transport: the Southern Peripheral Road, which will link to Sohna Road and Faridabad on completion, and a planned New Gurugram ISBT.
Nearby civic and social infrastructure
Ambience Mall with a PVR multiplex is about 10 km away. Tau Devi Lal Park and Aravalli Biodiversity Park, both 8 to 10 km away, provide large green areas. The upcoming Sheetla Mata Hospital, planned with 900 beds, will add social infrastructure. The Diplomatic Enclave, expected to host international embassies and consulates, is also planned in the wider area.
