Developer and group background
Listings name Emaar India as the developer. Emaar India Limited, formerly Emaar MGF Land Limited, is the Indian arm of Emaar Properties PJSC, Dubai, and is controlled and managed by Emaar in India. Its earlier joint venture with MGF Developments was terminated on 11 April 2016.
In October 2024, Emaar India announced its entry into the Mumbai market with a villa project in Alibag, and said it planned to invest at least Rs 2,000 crore in the Mumbai market over six to seven years. That Alibag project, Casa Venero, is a separate project with its own RERA registration and is not the Panvel township.
In September 2025, Business Standard reported that Emaar Properties had ruled out a stake sale in its Indian business and was looking at joint ventures in India.
Product mix and configurations
Project listings describe the township as offering 2 BHK and 3 BHK apartments, villas and plots. Apartment sizes are available on request, and the carpet area for villas is yet to be published. Detailed floor plans are yet to be released.
Emaar also lists a separate Panvel project called Emaar Mumbai Hills, which is marketed as 3, 4 and 5 BHK villas. That is a different project and should not be read as the name or specification of Emaar Panvel Township.

Location and road access
- The Sion-Panvel Highway is a 25 km road running from Sion in Mumbai to Panvel through Navi Mumbai. Its eastern end meets the Mumbai-Pune Expressway at Kalamboli junction near Panvel.
- The Atal Setu (Mumbai Trans Harbour Link) opened on 12 January 2024. The 21.8 km bridge links Sewri in Mumbai with Chirle in Navi Mumbai and was projected to cut travel between the two cities to about 20 minutes, against about two hours earlier.
- Panvel railway station, opened in 1962, serves the Harbour, Trans-Harbour, Vasai Road–Roha and Panvel–Karjat lines. Harbour line services run from CSMT, Goregaon and Panvel.

Navi Mumbai International Airport was inaugurated on 8 October 2025, and commercial passenger operations began on 25 December 2025, as announced by Tribune and ANI. Road access is through the Mumbai-Pune Expressway, the Sion-Panvel Highway and Palm Beach Road. As of October 2026, no direct metro line connects the airport.
- Navi Mumbai Metro Line 1 Phase I: operational.
- Metro Line 1 Phase II (MIDC Taloja–Kalamboli–Khandeshwar, 7.12 km, 8 stations) and Phase IV (Khandeshwar to NMIA, 4.17 km): planned.
- Mumbai Metro Line 8 (Gold Line): alignment finalised and approved to run from CSMIA to NMIA along the Sion–Panvel stretch through Vashi, Sanpada and Juinagar. It is not yet operational. Approval is dated 28 January 2025.
- Panvel–Karjat–Pune line spur linking NMIA with the Karjat line: planned, with no date set.
Dates for completion of these metro and rail projects have not been fixed.
