Status: from pre-launch to launch

As of October 2026, the apartments are being taken to market as a launch. The pre-launch Expression of Interest window opened on 25 May 2026, and the project was reported as applied for RERA in July 2026, with an official launch proposed for August 2026. Listings record the launch on 1 September 2026, and Karnataka RERA approval followed on 9 September 2026.

The RERA record carries the name Embassy South Reserve, Embassy Origins. The apartments are marketed under both names. The 855-apartment count and the 14-acre apartment precinct match across them. The developer's Embassy Biome page still labels the project pre-launch, so readers should treat the RERA record as the authoritative status marker.

Scale and layout

The residential parcel covers about 85 acres within a township of roughly 200 acres on Chapparakallu Road. The apartment precinct occupies about 14 acres and carries 8 towers. About 19 acres are kept as open space, and the developer reports more than 4,000 trees across 100 to 120 species. A central riparian corridor follows the site's natural water systems. The layout includes an 80-foot spinal road and a clubhouse of about 40,000 sq ft.

Apartments are arranged in three tiers: Garden Block on lower floors, Sky Block on higher floors and Signature Residences at the top. Signature units carry double-glazed windows, marble flooring in all rooms and, in some units, plunge pools on private terraces.

Configurations and sizes

Figures below are super built-up areas as given by the developer. Carpet areas and dimensioned plans are to be shared at launch.

ConfigurationSuper built-up area
2 BHKabout 1,333 sq ft
2.5 BHKabout 1,597 sq ft
3 BHKabout 1,922 sq ft

The 2.5 BHK adds a study or flexible room. The 3.5 BHK adds a larger multipurpose room. Villas in the wider township are a separate product and are not part of this apartment project.

Pricing and booking

Listings from September 2026 show a price band of Rs 1.99 Cr to Rs 2.88 Cr for the 855 units. The developer's indicative rate for apartments is about Rs 12,000 to Rs 13,000 per sq ft. Booking is through an Expression of Interest with an amount of Rs 3 lakh for 2 BHK and 2.5 BHK units and Rs 5 lakh for 3 BHK and 3.5 BHK units. One channel listing describes a construction-linked instalment plan with 10% payable at the start.

Floor-rise and facing premiums, along with other charges, are set out in the final cost sheet issued at booking.

The developer states possession from 2030 onwards. The RERA statutory handover date is 31 March 2032. Construction timelines published by the developer target foundation completion in 2027 and superstructure topping-out by 2030.

The Karnataka RERA registration is the approval on record for this apartment precinct, approved on 9 September 2026. The first phase of the wider Embassy Origins township, covering this apartment project and the Embassy Riverine villas, carries a combined gross development value of Rs 4,500 crore.
