What was announced
On October 5, 2026, Embassy Developments Limited (EDL) issued a release reporting “over ₹1,800 crore” in pre-sales at Embassy Origins, a residential project in North Bengaluru. The announcement was made under Regulation 30 of the SEBI (Listing Obligations and Disclosure Requirements) Regulations, 2015, and filed with BSE and NSE. Vikas Khandelwal, Company Secretary, signed the filing.
According to the release, the project reached 62% absorption of its launched units within a week of its September 16, 2026 launch. Bookings covered 477 homes, with more than 10 lakh sq. ft. of saleable area.
Pre-sales are bookings made by buyers. The release does not state how much of the reported amount has been collected as payment or recognised as revenue, and it does not give a unit-wise price breakdown.
The project and its first phase
Embassy Origins is an approximately 85-acre residential development north of Yelahanka. The first phase has two RERA-registered projects:
- Embassy Riverine: 217 villas in 4, 4.5 and 5 BHK configurations, with approximately 1.1 million sq. ft. of saleable area.
- Embassy South Reserve: 855 apartments, from studios to 3.5 BHK, with approximately 1.5 million sq. ft. of saleable area.
EDL said all RERA approvals for Phase 1 were secured before launch. The project was announced on September 15, 2026, with a stated combined gross development value (GDV) of approximately ₹4,500 crore for the first phase.
EDL says the site includes an approximately 41-acre riparian corridor linking five interconnected lakes, and about 4,000 native trees across more than 100 species raised in an on-site nursery. Bengaluru-based Bhumiputra Architecture designed and landscaped the development. EDL describes its planning approach as “Natural Intelligence,” shaped by the site’s water systems, contours and tree cover.
Location
The company says Kempegowda International Airport is about 20 minutes from the project, and that the development connects to North Bengaluru business and lifestyle hubs. EDL also cited Stonehill International School as part of the wider North Bengaluru ecosystem. It referred to a future Embassy Innovation Park, which it describes as planned, not operational.
The notes available for this article contain no independent connectivity study or local housing-demand data for the area.
About the developer
EDL, formerly Equinox India Developments Limited, is listed on BSE and NSE under the symbol EMBDL. It describes itself as a listed residential and commercial developer focused on Bengaluru, the Mumbai Metropolitan Region and the National Capital Region, with a presence also in Chennai and Indore. Its residential portfolio spans mid-income, premium and luxury segments.
EDL says its promoter, Embassy Group, has more than three decades of experience and has delivered and managed more than 100 million sq. ft. across commercial, residential, hospitality, services and education in India. The company’s stated long-term debt rating is IVR A- (Stable) from Infomerics.
The release says the Embassy Origins launch followed the sell-out of Embassy Greenshore and Embassy Verde Phase II in North Bengaluru. EDL did not give dates or sales figures for Embassy Greenshore in the October 5 release. Separately, EDL announced on March 11, 2026 that it had sold more than 500 units of Embassy Verde Phase II at Embassy Springs, with an approximately ₹495 crore topline.
What it means for buyers and investors
For buyers: The figures show strong early demand from buyers at launch. They do not show whether the project will be completed on time. The release gives no possession date, no completion schedule and no construction milestone. It also gives no unit prices, so the report cannot be used to judge pricing. Buyers should check the RERA registration details for each project and the payment schedule in their agreement.
For investors: EDL says the bookings give it stronger visibility on FY27 pre-sales and cash flows. Pre-sales are a leading indicator, but the release does not state how much cash has been collected or when revenue will be recognised. Independent analysis of the sales response was not available for this article.
For the market: The report adds one more data point on demand for large, nature-led residential projects in North Bengaluru. No outside analysis of that trend was found.
What is not yet known
- Unit prices and price bands for either Phase 1 project.
- Possession or completion dates for Embassy Riverine or Embassy South Reserve.
- Dates and sales figures for Embassy Greenshore.
- Any independent verification of the pre-sales figure.
What comes next
EDL said it would build on the launch response with the next phase of Embassy Origins and its wider North Bengaluru pipeline. The company has not announced a date or details for that next phase. It said Phase 1 was positioned for accelerated execution now that all RERA approvals are in place, but it did not give a construction timeline or completion date.
Reeza Sebastian, Chief Revenue Officer – Residential at EDL, described the launch as “one of the strongest launch responses in our history.” The company’s own statements are the only source for that description in this article.
