Deal terms

About the target company

Embassy Columbia was incorporated on 27 April 2021. It reported no turnover in FY 2023-24 or FY 2024-25. In FY 2025-26 its turnover was Rs 41.87 crore. Its main asset is the Embassy Serene Amara senior living project in Devanahalli, Bengaluru.

The project: Embassy Serene Amara

Serene Amara, also marketed as Serene Amara by Columbia Pacific, is being developed by Embassy Group in partnership with Seattle-based Columbia Pacific Group. Details from the developer and listing pages are:

About the developer

Embassy Developments Limited is a real estate developer for residential, commercial and SEZ projects in India. It was incorporated in 2006 and is listed on the NSE (EMBDL) and BSE (532832). Its stated focus areas are Bengaluru, the Mumbai Metropolitan Region and the National Capital Region. Its North Bengaluru activity includes Embassy Origins, an 85-acre development. In November 2025 the company announced plans for six North Bengaluru residential projects valued at about Rs 10,300 crore in FY26, with a pre-sales target of Rs 5,000 crore.

Separate exchange filings dated 23 and 27 October 2026 show a share allotment of about 1.10 crore shares raising about Rs 92 crore, and the conversion of about 1.22 crore warrants bringing in Rs 102.03 crore.

Location context

Devanahalli is home to Kempegowda International Airport, about 40 km north of the city centre, which opened on 24 May 2008. Bellary Road (NH 44), a six-lane route, gives signal-free access from Hebbal to the airport. The Blue Line metro extension from KR Puram to the airport is under construction, with opening estimated around 2027. The Satellite Town Ring Road, an NHAI orbital expressway of roughly 280 km, passes near Devanahalli. The KIADB Aerospace Park and SEZ covers about 3,000 acres in the area.

What it changes for buyers, investors and the market

For investors in Embassy Developments, the deal moves Embassy Columbia from a shared joint venture to full company ownership. One market commentary says this gives the company unilateral control over strategic and operational decisions. The same commentary names the scaling of the Serene Amara project as the main risk to watch. That view is commentary, not a company statement.

The announcements describe a corporate share purchase. They do not describe changes to the Serene Amara project's launch, approvals, land, pricing or possession timeline. Buyers should keep to the RERA registration and the developer's stated possession date of 31 December 2026.
