What has been announced

Embassy Group is marketing a pre-launch residential scheme at Sadahalli, on the northern side of Bengaluru. The project is called Embassy Sadahalli on the developer's microsite and is also referred to as Embassy Navaratna Agrahara. The microsite's information is dated 21 October 2026.

The scheme covers 16.8 acres and includes 1,352 homes in eight residential towers. The developer's microsite invites buyers to register interest, and says registrants will get priority access at launch. Pricing is not yet published and is available only on request.

Layout and amenities

The microsite lists five home types, from 1 BHK to 4 BHK duplexes: 1, 2, 2.5 and 3 BHK apartments, plus 4 BHK duplexes. Each of the eight towers is described as having three basement levels, a ground floor and 20 floors above.

The plan includes 3.09 acres of landscaped gardens with around 850 trees. Parking totals 1,282 spaces, of which 323 are EV-ready. Listed amenities are a clubhouse, swimming pool, sports court, and walking and jogging track.

Location and access

The site is near MSEC Road at Navarathna Agrahara in Sadahalli. According to the microsite, it is about 4 km from NH 44 and about 12.8 km from Kempegowda International Airport.

Buyers should note that Embassy Green Shores, another Embassy project, is also on MSEC Road at Navarathna Agrahara. It is a separate scheme and should not be confused with Embassy Sadahalli.

The developer's recent activity

In a press release dated 24 November 2025, Embassy Developments said it would launch six residential projects in North Bengaluru worth about ₹10,300 crore. The release described two RERA-approved projects and two villa projects covering 116 acres that were planned for launch that year.

On 15 September 2026, Embassy launched Embassy Origins, an 85-acre project in Yelahanka. One Hinglish business news report puts its value at about ₹4,500 crore, with 1,072 units, including 217 villas and 855 apartments. This is based on a single report.

Separately, a report from around mid-2026 says the company plans to invest about ₹1,500 crore in a 3 million sq ft Grade A office project in Bengaluru. It is the first phase of a 6 million sq ft plan on 35 acres.

What it means for buyers and investors

Because Embassy Sadahalli is pre-launch, buyers have no published price list or launch date to compare against. Anyone considering a booking should ask for the project's Karnataka RERA registration number and check it on the state RERA portal before paying any amount.

Under Karnataka's RERA rules, residential projects must be registered before they are marketed or sold. Buyers should confirm the registration, approved layout and tower plan before committing money.

For investors, the scheme is a large new supply in North Bengaluru. Its expected completion of Q1 2030 means the homes would not be ready for occupation for several years after launch.

What comes next

The next steps are the formal launch, the publication of prices, and the project's registration under RERA. The microsite gives completion as Q1 2030 but does not set out a launch date.

Market watchers will be looking for the launch date and the pricing once the sales office opens for bookings.
