Registration marks a status change

As of 19 October 2026, DXN-ORION is registered with the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) under project number UPRERAPRJ880689/10/2026. The registration date is 8 October 2026. Emerald Promoters Pvt. Ltd. is identified as the registered promoter. This registration is the documented milestone; it does not mean the homes are complete or ready for occupation.

A project-information page lists a proposed start date of 17 August 2026 and a declared completion date of 5 January 2031. A report on the registration says the project was at an early stage, with excavation scheduled to begin on 15 October 2026. No later construction progress is included here.

Apartment mix, sizes and advertised prices

The project is planned as group housing with 861 apartments across seven towers: 737 three-bedroom units and 124 four-bedroom units. Advertised unit sizes include approximately 2,170 and 2,702 sq ft for 3 BHK homes and 3,418 sq ft for 4 BHK homes. Those figures are not clearly identified as carpet or saleable area in the advertised material; the filed unit schedule should be checked for area definitions.

The project website has advertised limited pre-launch inventory at ₹9,000 per sq ft and separately stated a ₹10,000-per-sq-ft launch price. These are website-advertised rates, not a dated promoter-issued price sheet. The website described the lower rate as applying to 100 units. It also advertised booking amounts of ₹15 lakh for 3 BHK and ₹20 lakh for 4 BHK. Buyers should confirm current prices and charges directly against current project documents.

Sector 22D location context

The site is at GH-01/TS-06 in Sector 22D on the Yamuna Expressway, within Orris Greenbay Golf Village. The wider township is promoted as a golf-village setting; the golf course should not be read as a DXN-ORION-owned amenity. Project information cites Gautam Buddha University and Buddh International Circuit among nearby destinations, but the cited travel times are promotional estimates rather than independently established journey times from the plot.

Sector 22D sits in the Yamuna Expressway corridor, where apartment schemes are being marketed alongside longer-term interest in the wider Greater Noida–Jewar area. A July 2026 market snapshot put the locality’s average apartment asking rate at about ₹9,077 per sq ft; this is a listing-market benchmark, not a completed-transaction price or a valuation of DXN-ORION.

The key dates and figures above describe plans and declarations, not completed construction.
