Status: from pre-launch to registered project
The project's RERA approval was announced on 2 March 2026. Fortune Primero has received RERA approval for its first residential development, Seven Sarjapur, located on the Sarjapur–Attibele corridor in East Bengaluru. The announcement also said more than 400 families have registered interest so far.
In March 2026 the developer reported pre-launch sales. Unit allocation for buyers who had submitted expressions of interest was set for 7th and 8th March 2026, and a revised pricing structure was to take effect from 9 March 2026. Listings dated mid-2026 now carry an under-construction label, and the project is shown with about 5% progress as of 14 August 2026.
Developer and project design
Fortune Primero's residential entry follows decades in commercial property. This launch marks the company's significant entry into the residential real estate segment after decades focused on commercial assets.
The layout divides the 15 acres into two uses. Approximately 11 acres are allocated for residential towers, while the remaining 4 acres are designated for a commercial and retail hub. The developer has said six skybridges will link the towers. The project features 2–4 BHK homes and six themed skybridges. The skybridges are themed around global cities, including Kyoto, London, Singapore, Norway, Seoul and New York.
- Four towers of G+41 floors, with three basements, a ground floor and 41 floors per the developer's description.
- 779 homes across the four towers, with 926 covered parking spaces and 75 open spaces listed.
- A 42nd-floor rooftop terrace of about 22,000 sq ft of leisure space is listed.
Configurations and prices
Listed super built-up areas run from about 1,180 sq ft for a 2 BHK to about 2,086 sq ft for a 4 BHK with three toilets. Some 2 BHK and 3 BHK plans are marked sold out on listing pages, while 3 BHK 3T and 4 BHK 3T plans are shown as open for enquiry.
- 2 BHK 2T: 1,180–1,199 sq ft super built-up
- 3 BHK 2T: 1,383–1,451 sq ft super built-up
- 3 BHK 3T: 1,622–1,840 sq ft super built-up
- 4 BHK 3T: 1,912–2,086 sq ft super built-up
The developer's earlier pre-launch page gave a starting price of about ₹85 lakh for a 2 BHK. A listing dated 28 May 2026 gave a base price of ₹8,000 per sq ft and a 3 BHK range of ₹1.12 crore to ₹1.52 crore. Another listing quotes all-inclusive starting prices of ₹1.05 crore for 2 BHK, ₹1.21 crore for 3 BHK and ₹1.64 crore for 4 BHK. These figures exclude or include taxes and charges differently, so they should be compared with care.
The payment structure is construction-linked. One listing describes a plan with prices ranging from 1.77 Crores – 2.12 Crores for other units, while another quotes a minimum down payment of ₹11 lakh including taxes for a 2 BHK.
Possession timeline
The dates in circulation differ. The developer's page gives possession as December 2030, citing RERA filings. Listing sites carry a RERA start date of 1 March 2026 and an end date of 31 March 2030, and some describe March 2030 as the possession guide. Buyers should check the sanctioned plan and the RERA certificate for the binding date.
Location and demand context
The project sits on the Sarjapur–Attibele Road, which the developer's material places near the Infosys headquarters and Wipro's SEZ. Listed travel times from the project are about 15 km to Electronic City (25–30 minutes), 14 km to Whitefield (30–35 minutes) and 10 km to the Outer Ring Road at Bellandur (20–25 minutes). Kempegowda International Airport is listed at about 55 km.
Demand for the corridor has been described in press material. Micro-markets along the eastern corridor including Sarjapur, have witnessed growing buyer interest due to their proximity to major IT clusters, educational institutions, and improving connectivity. That account comes from a developer-issued release, so it reflects the developer's view of the market.
Metro context
There is no operational metro station within reach of the project. The Red Line that would serve Sarjapur is still at the approval stage. The Karnataka cabinet cleared Phase 3A, also called the Red Line, which will connect Sarjapur in southeastern Bengaluru to Hebbal in the north. The 36.59-km project will now go to the union cabinet for approval as the union government holds a 50 per cent equity stake in Namma Metro. Reports describe the line as approximately 37 km with 28 stations, including 17 elevated and 11 underground stations.
Amenities and specifications
The developer's listings describe a clubhouse, swimming pool, gymnasium and yoga deck, indoor games and a multipurpose hall, along with children's play areas and landscaped gardens. Specifications listed include RCC-framed construction, vitrified flooring in rooms, smart locks on main doors, provision for instant geysers and generator backup for common areas.
