The developer's RERA registration has not yet been issued. The project listing states that the RERA registration will be announced soon. Buyers should check the MahaRERA registration number once it is published, before relying on any date or specification.

Configurations and pricing

The project listing describes 1, 2 and 3 BHK apartments. One floor plan on a listing is labelled 2.5 BHK, which does not match the stated mix, so it is not treated as confirmed. The project's own carpet or super areas have not been published.

The price is listed as on request. The listing says the official price is yet to be announced. No payment plan, booking amount or price per square foot has been published for this project.

For reference only, the developer's sister project Gandharv Leela in Mahadev Nagar is a separate project. Its 2 BHK unit areas are listed at 746 and 753 sq ft, and its 3 BHK at 906 sq ft. A third-party listing shows its 2 and 3 BHK prices at Rs 89 lakh to Rs 1.08 crore, while the developer's own page says the price starts on request. Its maintenance is listed at Rs 5,000 per month for 2 BHK and Rs 6,300 per month for 3 BHK. These figures do not apply to Gandharva Mahadev Nagar.

The project listing names landscaped gardens, a children's play area, a gym, a clubhouse, a swimming pool, a jogging track, walking tracks, rainwater harvesting, 24x7 security and ample parking. These are the listing's own claims.

Location and connectivity

Mahadev Nagar is a locality within Hadapsar, in Pune East. Manjri Road runs through the Mahadev Nagar area. Hadapsar is located along NH65, the Mumbai to Hyderabad national highway, and major routes include Magarpatta Road, Hadapsar Road, Manjri Road and Handewadi Road.

• Pune Railway Station is about 8.6 km from Hadapsar.
• Lohegaon Airport is about 9.2 km from Hadapsar, roughly 30 to 35 minutes by auto or cab.
• Hadapsar Gadital is a central bus station served by PMPML and MSRTC buses.
• Koregaon Park is about 6 km from Hadapsar, and Hadapsar Industrial Estate is about 3.1 km away.

Metro service is not yet available in the area. The nearest operational line is Aqua Line, which runs from Ramwadi to Vanaz. The distance from Mahadev Nagar to Ramwadi has not been published.

Infrastructure in the pipeline

Pune Metro Line 4, which runs from Kharadi through Hadapsar to Swargate and Khadakwasla, received Union Cabinet approval on 26 November 2025. The corridor is 25.52 km long with 22 stations, and an interchange is planned at Hadapsar Railway Station. The estimated cost is about Rs 9,857 crore for Line 4 with the connected Line 4A spur, with a five-year construction window from approval. As of October 2026, the line is approved and not under construction.

Hadapsar Railway Station has had a fourth platform sanctioned by the Railway Board, and work on it has started. In April 2026, Punekar News reported that Hadapsar Railway Station is set to get direct Pune Metro connectivity, but the mode has not been finalised.

The Pune Municipal Corporation has also approved two elevated metro corridors, from Hadapsar to Loni Kalbhor and from Hadapsar to Saswad Road, to be built by Maha-Metro. A proposal for a multilevel flyover and metro corridor along the Solapur Highway would affect two existing flyovers at Hadapsar Gadital and Magarpatta Chowk. None of these projects is yet operational.

Market context

Hadapsar's average flat rate was listed at about Rs 11,500 per sq ft in 2026, with a 2 BHK range of Rs 62 lakh to Rs 1.38 crore. Average apartment prices in the area rose 19.9% over one year, according to an earlier undated page. Rents listed for Hadapsar include about Rs 26,500 per month for 1 BHK, Rs 37,900 for 2 BHK and Rs 65,100 for 3 BHK. Rental yields in the area are cited in a band of 4% to 6%.

In Mahadev Nagar, a published average for 2 BHK apartments was about Rs 79.56 lakh, or about Rs 10,174 per sq ft. Other projects in the locality include Kalpataru Serenity, listed from Rs 60.12 lakh and under construction, and Vitthal Sangam, listed from Rs 23.49 lakh. What to check before buying

The project's key details are still to be published. Buyers should confirm the MahaRERA registration number and project-specific carpet areas, the official price and payment plan, and the possession date as stated in the RERA filing once these are available. Possession is currently listed as expected by 2030 in the project listing; that date is not a RERA date. Metro Line 4 is approved but not yet under construction, so any travel benefit from it is a future prospect.
