Pre-launch status
Ganga Realty announced the launch of Ganga Liv 90 on 10 August 2026. A news report on 8 October 2026 described the pre-launch opening in Sector 90. As of 20 October 2026, the project is at pre-launch stage.
The developer's sales site labels its prices as indicative pre-launch pricing and says RERA registration is awaited. It also says inventory will be released in phases. The developer has not confirmed when bookings open.
The developer's sales material says the project is now called Ganga Nine Zero. Some listings and the August 2026 announcement still use the name Ganga Liv 90.
Project layout and scale
The project is planned as low-density residential apartments across three towers of G+33 floors. The developer says the project will have 350 homes, with four units per floor, on about 4.5 acres. The developer describes the density as 75 families per acre and says 75% of the land will be open green space.
Only two towers are part of the pre-launch. The third tower is to open at the official launch.
The developer says every home is a corner unit. Its material also describes colonial-style residences, and says the low unit count is designed around the land parcel.
Configuration and pricing
The project offers a single layout type: a 3.5 BHK (three bedrooms plus a servant or utility room) at approximately 1,950 sq ft. The developer states the homes start at about 1,950 sq ft and are priced from Rs 2.50 crore.
Using these two figures, the starting price works out to roughly Rs 12,800 per sq ft. This is a calculation from the release figures, not a published rate, and the developer has not published a per-sq-ft price.
Prices are subject to applicable government taxes. The developer's reference material says GST, preferred location charges, parking and maintenance deposits could be extra costs for comparable projects. Project-specific charges for this project have not been published.
Payment plan
The developer's construction-linked payment plan is set out as follows:
- Rs 5 lakh at the time of expression of interest (EOI)
- 30% within 120 days of allotment
- 40% on completion of the superstructure
- 30% on offer of possession
An aggregator listing mentions a pre-EMI holiday offer for 36 months, but the developer has not confirmed this offer.
Possession timeline
The developer gives December 2033 as the scheduled possession date. Because the project is at pre-launch and no construction progress has been reported, the date is the developer's own target.
The developer says it has a record of timely delivery. This is the developer's statement and is not independently confirmed.
Amenities and specifications
The developer lists the following features:
- A clubhouse of about one lakh sq ft, with an infinity pool, spa and salon, gymnasium, kids' play zone, sports courts and walking trails
- Five clubhouses, including kids, sports, social, business and sky clubs, with a sky club on the terrace of each tower
- Five-tier security and 24x7 gated security
- 24x7 power backup, water supply, rainwater harvesting and solar lighting
- Earthquake-resistant RCC framed structure, granite-top modular kitchens, vitrified tiles, concealed copper wiring and floor-to-ceiling windows
The developer also lists a basement office space with each unit and stilt parking. The developer's material mentions Aravali views.

Sector 90 sits along Pataudi Road and the Multi-Utility Corridor, with direct access to the Dwarka Expressway, NH-48 and the KMP Expressway. The developer says the site has frontage on an 84-metre sector road.

The Dwarka Expressway is operational. The developer's market note says the expressway has driven demand in Sector 90, and the developer's Vikas Garg has described Sector 90 as an emerging destination on the expressway.
The Gurugram Metro extension from HUDA City Centre to Cyber City is about 28.5 km long and is estimated to cost about Rs 5,450 crore. A state cabinet decision approved the extension. The planned route is under construction, and Sector 90 is not directly on the line.
A proposal to extend the Dwarka Expressway to the Mayapuri Ring Road was put forward by Delhi International Airport Limited in late May 2026. High-level meetings on funding and approvals are still underway, and no timeline has been fixed.
