What has been announced
GB Realty has announced a luxury housing development on Airport Road in Mohali, designed in collaboration with Jacob & Co. The project will be marketed as Salman Khan Residences. The developer describes it as Punjab's first branded residences development.
Salman Khan is Jacob & Co.'s global ambassador. According to initial disclosures, two of the towers will carry his branding. Earlier, names such as 'SK Towers', 'The Salman Towers' and 'Salman Khan Towers' were reported as registered for the proposed development.
Coverage of the announcement varies on one point. One outlet reported that Salman Khan launched the project at an event on Saturday, 24 October 2026. Other outlets describe the step as an announcement only, and the actor did not attend the event, which he reportedly missed due to 'unavoidable circumstances' linked to ongoing threats from the Lawrence Bishnoi gang.
Investment and land
Gurinder Bhatti, founder and managing director of GB Realty, said the planned investment includes more than Rs 1,000 crore towards land acquisition. The total planned investment is reported at about Rs 2,400–2,500 crore.
Most reports put the site at nine acres, obtained through an auction conducted by a local authority. A Tribune report describes the project as spread across 5.5 acres in Sector 118. Press coverage places the project on Airport Road, while the project microsite describes it as being in Aerocity.
Bhatti said the planned spend reflects confidence in the economic potential of the Chandigarh–Mohali–Panchkula region, which the developer calls the Tricity. He said the company intends to set a new benchmark for North India's premium housing market.

About the developer
GB Realty was co-founded in 2024 by Gurinder Bhatti and Puneet Khanna. The company describes its focus as luxury developments in Mohali and New Chandigarh, with more than 18 acres under development across these two areas. Bhatti previously established ventures in global student mobility, education and luxury hospitality before turning to real estate.
The Mohali project marks GB Realty's entry into the branded residences segment. The company has said it plans to invest more than Rs 5,000 crore over the next three years as it enters new real estate segments and markets. Over five years, it aims to raise cumulative investment to about Rs 10,000 crore, including around Rs 3,500 crore for luxury and ultra-luxury residential projects.
Airport Road and connectivity
Airport Road connects Aerocity to Mohali International Airport (Shaheed Bhagat Singh International Airport). It also provides access to Mohali IT Park (Sector 67), IT City Mohali and the Mohali Industrial Area. Airport Road connects to Jail Road, which gives access to Mohali Railway Station on the Chandigarh–Sahnewal line.
- Metro: the corridor has no operational metro. A Chandigarh–Mohali Metro route (Airport Chowk to Manakpur Kallar) was still at the planning stage as of mid-2025.
- Alternate airport link road: the Alternate Airport Link Road connecting Chandigarh and Mohali to the airport was extended to 31 March 2026, after missing its December 2025 target.
- Airport Road extension: GMADA has planned a direct link between New Chandigarh and Mohali without entering Chandigarh, at an estimated cost of around Rs 200 crore.
- Prices: a mid-2025 data set puts average apartment prices on Airport Road at about Rs 8,600 per sq ft, compared with more than Rs 12,000 in Chandigarh.
What it means for buyers and the market
For buyers, the key points are that no prices, RERA registration details or booking terms have been published yet. Anyone considering a booking should check the project's registration and approval details with the relevant authority before committing money.
For the market, the announcement signals a move toward branded, ultra-luxury housing in North India, and luxury housing is spreading beyond established markets such as Gurugram into the Chandigarh Tricity. GB Realty's wider investment plans suggest it intends to expand in luxury and ultra-luxury housing across North India, though the pace of that expansion is still to be seen.
What comes next
The next milestones are the publication of pricing, floor plans, the RERA registration and a launch date. None of these has been announced as of 31 October 2026. Buyers and investors should watch for the RERA registration, as it will set out the project's approved details.
