What Was Announced
Gera Developments Private Limited (GDPL) announced The Gera Advantage, a package meant to support customers between signing a purchase agreement and taking possession of a home, and to offer protection after they move in. The company's release is datelined Pune, 30 October 2026. A Punekar News report dates the same announcement to 22 October 2026.
The package is citywide and is not linked to one project or micro-market. The company says it also extends to eligible existing customers. It was launched alongside Club Outdo, a tech-driven loyalty and referral programme for existing and new customers.
How the Four Components Work
- EMI Shield: Reimburses monthly home-loan pre-EMI payments for eligible salaried customers for up to six months, or until re-employment if that comes sooner. The benefit is interest-free and can be used once per unit. It covers involuntary job loss occurring between agreement registration and six months before scheduled possession. The reimbursed amount is repayable in two instalments after the support period, or in full at possession if that is earlier.
- Home Equity Power: Short-term assistance linked to payments the buyer has already made. Eligibility starts when at least 10% of the consideration value has been paid from the buyer's own funds. The amount is up to the lower of 50% of that contribution or 10% of consideration value, excluding GST. Any drawdown depends on the housing finance institution's loan covenants. According to the company, the amount carries interest at the applicable RERA rate and must be repaid within six months or by possession, whichever is earlier. The company had previously described Home Equity Power as a first-of-its-kind initiative for withdrawing funds from prior payments.
- Medical Emergency Support: Applies to a qualifying medical emergency affecting the customer or an eligible immediate family member, or to the death of the customer or their spouse.
- Extended Home Protection: Annual preventive maintenance health checks for seven years from the OC date. After each inspection, the customer receives a Home Health Check Report setting out observations and recommended actions.
Medical Emergency Options and Repairs
Under Medical Emergency Support, the company lists two options. In the first, the no-sale-before-possession restriction is waived in qualifying cases and the unit can be transferred without the applicable transfer fee. In the second, the customer can move to a smaller, lower-value home, subject to availability, with eligible appreciation on the existing unit taken into account.
Covered defects are fixed under the applicable warranty. Non-warranty repairs can be arranged on a chargeable basis with the customer's prior approval. A Punekar News report also lists a 10-year structural warranty as part of the offering.
All four offerings are subject to eligibility and applicable terms. Benefits depend on loan covenants and the applicable RERA interest rate.
Market Context
The company's July 2026 Pune Residential Realty Report, Gera's own bi-annual publication, reports that residential sales grew 7% year on year, from 86,666 units in June 2025 to 92,341 units in June 2026. The same report says the value of unsold stock rose 28% to ₹92,110 crore, the highest ever recorded by that measure, and that inventory overhang rose to 11.3 months from 10.8 months. These figures come from Gera's own report and are not an independent market count.

Pune Transport Context
Reports say the Hinjewadi–Shivajinagar Metro Line 3, a 23.2-km elevated corridor linking Hinjewadi's Rajiv Gandhi Infotech Park with Shivajinagar, is expected to begin passenger operations on 3 November 2026, with the Prime Minister scheduled to inaugurate it virtually. Final operating arrangements and station-by-station opening schedules remain subject to official confirmation. Authorities have also approved a ₹426-crore plan to improve roads, traffic management and last-mile connectivity in Hinjewadi.
Wikipedia lists a different timeline for the Pink Line: the Maan to Balewadi section is planned for December 2026, and the Balewadi High Street to District Court section for March 2027.
What It Means for Buyers and the Market
For buyers under construction, the package targets the period between purchase and possession, when job loss, urgent costs or medical emergencies can strain payments. Its financial-support elements end when the OC is received, and the home-protection elements run for their stated periods. Buyers considering these benefits will need to check their own eligibility, their lender's covenants, and the repayment terms for EMI Shield and Home Equity Power.
The package is a developer-run scheme. It is not a regulatory change, and no independent buyer, investor or regulator comment has been published on it.
What Comes Next
Financial-support benefits run until the OC is received. Extended Home Protection runs for seven years from the OC date. EMI Shield and Home Equity Power repayments fall due after the support period, or at possession if that is earlier. Full terms and eligibility are published at gera.in/gera-advantage.
