What was announced
Gera Developments Private Limited (GDPL) announced The Gera Advantage on Thursday, 22 October 2026, in Pune. The programme is aimed at homebuyers who face financial or practical difficulties between buying a home and taking possession. According to the company, it also extends to eligible existing customers.
The programme has four components: EMI Shield, Home Equity Power, Medical Emergency Support and Extended Home Protection. The company says the financial-support benefits are available before the occupancy certificate is received, subject to each offering's eligibility conditions and timelines. The offering also includes a 10-year structural warranty.
How the four components work
- EMI Shield: Eligible salaried customers who lose their job involuntarily can have their monthly home-loan pre-EMI payments reimbursed for up to six months, or until they find employment, whichever is earlier. The assistance is interest-free and must be repaid in two instalments after the support period ends, or in full at possession if that comes earlier. It can be used once per unit and applies to job loss occurring between agreement registration and six months before scheduled possession.
- Home Equity Power: Customers who have paid at least 10% of the home's consideration value from their own funds can receive short-term assistance of up to 50% of that contribution or 10% of the consideration value, whichever is lower, excluding GST. The drawdown is subject to the loan covenants of the housing finance institution. Amounts drawn carry the RERA rate of interest and are repayable within six months or by possession, whichever is earlier.
- Medical Emergency Support: Provides options after a qualifying medical emergency affecting a customer or an eligible immediate family member, or following the death of the customer or their spouse. The no-sale-till-possession clause is waived in these cases, and the customer can transfer the unit without paying the applicable transfer fee.
- Extended Home Protection: Annual preventive maintenance health checks for seven years from the date of OC. After each inspection, customers receive a Home Health Check Report with observations and recommended actions. GDPL attends to covered defects under the applicable warranty and helps arrange non-warranty repairs on a chargeable basis, with the customer's prior approval. This benefit is backed by the 10-year structural warranty.
A note on earlier Home Equity Power terms
Gera launched Home Equity Power on 15 November 2021, describing it at the time as a first-of-its-kind initiative. An older official Gera page describes a different eligibility test: at least 20% of the total consideration value (excluding GST) paid from the customer's own funds, with withdrawals of up to 10% of that value. The 2026 Gera Advantage description uses the 10% eligibility threshold and the 50%-of-contribution, 10%-of-consideration cap set out above. Buyers considering the feature should confirm which terms apply to their agreement.
Company statements
Managing Director Rohit Gera said: "Regulation has been focused on ensuring transparency and delivery as per commitments. It doesn't focus on creating solutions for challenges that occur between purchase and possession."
Chief Executive Officer Gulzar Malhotra said the programme was intended to provide "financial breathing room when circumstances change and continued care as customers settle into their homes."
Context: Gera's recent Pune activity
GDPL appointed Neeraj Arora as Chief Construction Officer on 21 October 2026, one day before the programme was announced. On 12 October 2026, the company held a Bhumi Poojan for The Crown at Gera's Isle Royale in Bavdhan, Pune.
On 22 October 2026, the Maharashtra Real Estate Regulatory Authority (MahaRERA) directed GDPL to pay interest to four buyers over delayed possession of flats in its Gera's Planet of Joy Project III in Wagholi. The order was issued on the same day the programme was announced.
What it changes for buyers and the market
For buyers in GDPL projects, the programme adds financial support during construction and a maintenance service after possession. The benefits are conditional. Each component has its own eligibility rules, timelines and limits, and the financial support ends at OC. Home protection continues for its stated periods, which are seven years of health checks and a 10-year structural warranty.
The programme is a developer-led scheme, not a regulatory requirement. Its terms are set by GDPL, and no independent analyst, regulator or buyer comment on the programme has been published as of 25 October 2026.
