The project is located in the MIHAN SEZ corridor, one of Nagpur's fastest-growing infrastructure zones. The land parcel is positioned near the Samruddhi Mahamarg and MIHAN SEZ, offering seamless connectivity to major corridors, including the Nagpur–Hyderabad highway and Dr Babasaheb Ambedkar International Airport.
The south-east corridor—the belt running from Wardha Road and Besa toward the hub and along the Samruddhi Mahamarg—benefits most, combining the MIHAN job anchor, the airport and the expressway, so land values there tend to respond strongly.

Godrej Properties noted that this is the third land acquisition in the city over the past four years. The company informed that it has surpassed ₹20,000 crore annual target of new business development for this fiscal year after the latest purchase of 75 acres in Nagpur, Maharashtra.
