What happened

Godrej Properties unveiled the Pune edition of The Elevated Living Edit, a research study on the aspirations and homebuying priorities of affluent consumers. The study was presented at Godrej Hill Retreat in Mahalunge during Shubh Aarambh, the developer's home-handover event. Homeowners, industry stakeholders and guests attended.

The same day, the developer opened a clubhouse at the project. The developer's project page describes it as an Eco-Resort Club spread over 1,400 square metres.

A fireside conversation formed part of the event. Mayank Poddar, CEO – West-East Zone, Godrej Properties, spoke with actor Mrunal Thakur. Sujit Patil, Chief Communications Officer, Godrej Industries, moderated the session.

What the study found

The survey figures are the developer's own research. The key results were:

Poddar said Pune remains a dynamic residential market. He said luxury in the city is now defined by wellness, meaningful community experiences, access to nature, sustainability and thoughtful design. The study's report states that luxury in Pune is defined less by size and address than by how a home lets buyers live.

The clubhouse and project amenities

The clubhouse is organised into four zones: the Kids' Carnival Zone, Tranquil Zone, Resort Roof Arena and Eco Resort Club. The project also has seven themed gardens. The developer's project listing and material refer to a 280-metre elevated skywalk, an organic spa, premium guest suites, a digital gym and fitness centre, and a bowling alley. The developer's own material refers to more than 25 resort-style amenities.

The project is part of the RiverHills mixed-use township, which spans 40 hectares.

Delivery and company context

Poddar said the company is on track to deliver over 4,000 homes in Pune by the end of FY27, which ends in March 2027. Thakur also referred to the 4,000-home target as due by March 2027.

In its Q2 FY27 results (quarter to 30 September 2026), Godrej Properties reported a booking value of INR 8,008 crore from 3,658 units. Half-year booking value was INR 16,659 crore, up 7% year on year and the company's highest first-half booking value. Pune contributed INR 976 crore of the quarter's booking value. Consolidated net profit fell 62% year on year to INR 154 crore. Management expects FY27 booking value to grow 15–20% year on year. It attributed a quarter-on-quarter decline in bookings partly to some launches moving into Q3 FY27, a company-wide shift rather than a Pune-specific one.

Location context

Mahalunge lies between Baner, Hinjewadi, Wakad and Balewadi. NH 48, Nande–Balewadi Road and Baner Road provide road access toward Hinjewadi, Baner and Balewadi. Pune Metro Line 3 (Pink Line), which will run from Civil Court to Megapolis Hinjawadi, is under construction. It will be fully elevated and have 23 stations, and one station is planned for the Mahalunge area.

What it means for buyers and investors

For buyers, the study points to wellness facilities, green space and community amenities as the main priorities among Pune's affluent homebuyers. Buyers comparing projects in the area can check what amenities are built and operational, as distinct from those described in marketing material.

For investors, the developer's Pune delivery schedule and the cost of premium amenities are the points to watch. Both bear on the timing of revenue and margins.

What comes next

The company's main stated milestone is delivery of over 4,000 homes in Pune by the end of FY27 (March 2027). Management has said the company expects FY27 booking value growth of 15–20%. Further phases of Godrej Hill Retreat will depend on the project's approvals and construction schedule, which buyers should confirm with the developer and the project's RERA registration.
