Godrej Regal Pavilion in Rajendra Nagar: Launch, Prices and Possession

Launch and project status

Godrej Properties launched the project in August 2025. Telangana RERA records it as GODREJ REGAL PAVILION under registration P02400009910. The company’s project payment-plan information lists excavation as the construction stage and describes sales as “Sustenance.” These status details were current as of 7 August 2026; the project is not described as completed or ready to move.

Godrej Properties announced in August 2025 that it had sold 683 homes, covering about 1.20 million sq ft, with sales exceeding ₹1,000 crore. The company’s FY26 portfolio disclosure recorded 2.73 million sq ft sold and a booking value of ₹2,328 crore as of 31 March 2026.

Homes and disclosed prices

The project offers six configurations, with saleable area (also described by Godrej as SBU) ranging from 1,307 sq ft for 2 BHK homes to 3,571 sq ft for 4 BHK Lux homes. The disclosed ranges are 1,307–1,429 sq ft for 2 BHK; 1,642–1,784 sq ft for 3 BHK Premium; 1,872–2,428 sq ft for 3 BHK Lux; 2,673 sq ft for 3.5 BHK; 2,883–2,904 sq ft for 4 BHK Premium; and 3,444–3,571 sq ft for 4 BHK Lux.

Godrej Properties’ payment-plan disclosure, current as of 7 August 2026, lists agreement values of ₹1.25–1.46 crore for 2 BHK, ₹1.58–1.72 crore for 3 BHK Premium, ₹1.80–2.41 crore for 3 BHK Lux, ₹2.49–2.73 crore for 3.5 BHK, ₹2.59–2.92 crore for 4 BHK Premium and ₹3.18–3.52 crore for 4 BHK Lux. The payment plan is construction-linked and specifies 5% of agreement value at booking.

Possession and approvals

The RERA possession date is August 2030. Godrej Properties’ payment-plan page states an internal target possession of August 2029; this is a company target, distinct from the RERA date. The project has Telangana RERA registration P02400009910 and GHMC permit number 0474/GHMC/SWBP/CHR1/2025, as stated on the developer’s project page.

Rajendra Nagar location and connectivity

The development is in Gagan Pahad, adjoining NH-44. Godrej Properties identifies the PV Narasimha Rao Expressway and Nehru Outer Ring Road as existing road connections, and estimates the Rajiv Gandhi International Airport at about 15 minutes away. The company also describes a proposed metro as about 15 minutes from the project; this is a proposed connection, not a confirmed operating project-adjacent service.

Godrej’s location information identifies a proposed Budwel–Kismatpur IT cluster and Budwel Growth Corridor as upcoming growth catalysts, without stating delivery dates. Forum Mall and Aparna Mall are also described as upcoming, with no opening dates given.
