What happened

A half-yearly report titled The Luxury Real Estate Market Decoded, released by Lighthouse Luxury and based on Zapkey registration data, ranked projects and developers in Mumbai's luxury segment for April to September 2026. Coverage of the report appeared on 26 and 27 October 2026.

Godrej Trilogy Seafront in Worli ranked first among projects by registered sales value, with 54 homes sold for a combined ₹1,199 crore. Godrej Properties ranked first among developers with ₹2,360 crore across 207 homes in the same six months.

Projects and developers are ranked by total registered value, not by the number of units sold. Luxury is defined as registered residential sales of ₹5 crore or more.

The numbers behind the ranking

The report also lists Godrej Reserve in Kandivali among the top ten projects, with ₹412 crore of registered sales. Reported totals for the top ten differ between coverage pieces, so this article does not use a combined top-ten figure.

Worli and the wider Mumbai market

Worli is Mumbai's largest luxury micro-market by transaction volume and value in the period. Its 275 deals were worth ₹5,558 crore, an average of about ₹20.2 crore per home, and about 17% of total luxury value in the region.

Worli transaction value rose 9.9% quarter on quarter in the second quarter of FY27. Quarter-on-quarter growth was 44.3% in Lower Parel, 46.5% in Malabar Hill, 33% in Bandra West and 19.6% in Juhu. Andheri West and Versova roughly doubled in value from the first quarter to the second, and Tardeo grew 125%.

Across the Mumbai region, second-quarter registrations rose 10.5% to 1,651 and value rose 17.1% to ₹17,600 crore, or about ₹191 crore a day. July was the strongest month, with 618 homes worth ₹6,669 crore. The region averaged more than 17 homes priced at ₹5 crore or more per day.

Luxury rentals

Eight homes were leased at ₹20 lakh a month or more between June and September 2026, seven of them to companies. The highest rent was ₹28.50 lakh a month at Oberoi 360 West in Worli, equal to ₹3.42 crore a year.

What it means for buyers and investors

For buyers: These figures are registration-based estimates from press coverage of the report. They are not developer booking figures, and they cover the Mumbai region only. Ranking by value favours high-ticket projects, so a top rank does not measure unit volume or buyer demand at a given price point.

For investors: Worli's average of about ₹20.2 crore per home indicates a high ticket size. The Naman Xana average of ₹152 crore shows how wide the top end of the market is. Lighthouse PropTech founder Sumesh Mishra said confidence at the top of the market has returned and that deals above ₹50 crore more than doubled. He said growth is spreading beyond Worli.
