Project status and developer

Goyal Orchid South Park is being sold as a new launch by Goyal & Co Hariyana Group. The developer's Electronic City materials say the project, formerly marketed as Goyal Electronic City, has been officially launched under the Orchid South Park name. One of the developer's own pages still carries a Pre Launch status label, so the two labels appear side by side in the public material.

The project was registered with Karnataka RERA on 6 May 2026. A construction tracker reported the site at about 1% complete as of 19 May 2026, and the developer's project page records May 2026 as the start date.

The developer says the group began in 1970 and was founded in 1971 in Ahmedabad, and that it operates in Ahmedabad, Mumbai, Hyderabad and Bengaluru. Its other Bengaluru projects include Orchid Whitefield and Orchid Platinum in Whitefield.

Configurations, sizes and layout

The project offers two configurations across two towers. The developer's project page lists 31 floors per tower. The site is about 4 acres, and the developer says more than 70% of it is kept as green and open space.

TypeBuilt-up size (listings)
2 BHK1,266 to 1,281 sq ft
3 BHK with 2 toilets1,558 to 1,581 sq ft
3 BHK with 3 toilets1,731 to 1,758 sq ft

The developer describes Vaastu-compliant layouts with large balconies. The 2 BHK carpet area in older listings is about 795 to 797 sq ft.

Pricing and payment plan

A listing updated on 16 May 2026 gives a price band of ₹1.52 Cr to ₹2.11 Cr. Earlier listings show lower figures, so buyers should check the current price sheet directly with the developer. The 2 BHK starting price is about ₹1.51 Cr in one undated listing, and the 3 BHK range runs from about ₹1.84 Cr to ₹2.09 Cr across the two 3 BHK types.

The developer's microsite describes a construction-linked payment plan and a minimum down payment of about ₹14 lakh, inclusive of taxes. It also refers to pre-launch prices for the first few units. Booking amount, club membership, maintenance charges and development charges were not part of the material reviewed.

Each unit comes with one basement car parking space in the listed price, according to an older listing.

Possession and RERA

The developer's target possession date is 1 December 2030. Listings tied to the RERA filing give April 2031. Since the project began construction in May 2026, the gap between the two dates is worth confirming against the RERA-registered schedule before any commitment.

The Karnataka RERA registration number is PRM/KA/RERA/1251/308/PR/060526/008625, dated 6 May 2026. This report relies on listings that quote the number; the state portal entry should be checked directly.

Amenities and specifications

The developer lists 16 amenities, including a swimming pool, kids pool, gymnasium, yoga zone, skating rink, cricket pitch, badminton, basketball and tennis courts, a jogging track, an amphitheatre, a banquet hall, a library lounge and a pet area. A clubhouse of about 9,149 sq ft is described in listings.

Stated specifications include vitrified tiles in main living areas, an 8-ft main door, 8-ft UPVC windows with mosquito mesh provision, tractor emulsion on internal walls and weather-coat paint outside. The listed safety features are a gated community, 24/7 CCTV, video door phones, fire sprinklers, and power backup.

Location and connectivity

The site is on Huskur Road, which joins Hosur Road (NH-44). The Huskur Road metro station on the Yellow Line is listed at about 700 metres from the project. That station opened on 10 August 2025. Other Yellow Line stations listed nearby are Infosys Foundation Konappana Agrahara, about 2.1 km away, and Electronic City metro, about 3.6 km away.

Heelalige railway station and Wipro EC Bus Stand, about 4.1 km away, are the other listed transport points. Kempegowda International Airport is listed at about 54.88 km, roughly 93 minutes by road. Listings note that Hosur Road traffic is heavy at peak hours.

Distances to schools and hospitals in the locality list are measured from the locality centre. Silicon Valley School in Konappana Agrahara is listed at 1.7 km, and Vimalaya Hospital at 1.9 km. M5 Ecity Mall is listed at 1.0 km and Velankani Tech Park at 4.0 km.

Road infrastructure under way

The Peripheral Ring Road, now called the Bengaluru Business Corridor, is a ring of about 73 km that would link Tumakuru Road in the north-west with Hosur Road. An earlier report said the project's funding had been tied up, with the Housing and Urban Development Corporation named as the primary funder of a Rs 27,000-crore plan.

A later report said the Bangalore Development Authority is expected to invite tenders for Packages 2 and 3 of the first phase by November 2026. An earlier report said the state would issue tenders for individual stretches once 80% of the required land was secured, and that the first 23 km stretch, from Tumakuru Road to Ballari Road, needed 576 acres and 38 guntas. The corridor's completion date and its effect on Huskur Road are still to be seen.

Developer's sales claims

The developer's materials describe the project as a 2 and 3 BHK premium high-rise scheme close to employers in Electronic City. These claims come from the developer and channel material, and they have not been independently checked for this report.
