Status of the launch

The developer labels Goyal Riviera Glade a New Launch. The project appears under several names across listing sites, including Riviera Glade Villas and Goyal Riviera Glade, and all of them carry the same RERA registration number.

Listing sites do not agree on the stage. Two pages label the project Under Construction. A pre-launch campaign page states that its expression-of-interest window has closed and that allotments have been issued to registered EOI holders. The developer's own site still carries an enquiry call to action. Buyers should confirm the current booking position directly with the developer.

Product and configurations

The project is planned as 112 villas in eight rows of duplex units, each on G+1 floors with a terrace. All four configurations are 4 BHK. Plot area is 1,823 or 1,999 sq ft, as labelled in the developer's listing, and super built-up area ranges from 3,190 to 3,550 sq ft.

The developer's listing gives an open area of about 57.99 percent, or roughly 5.5 acres, and a density of about 11.81 units per acre. Listings show 247 open parking spaces.

Price band

The developer lists the four variants at ₹6.36 Cr (Rose), ₹6.74 Cr (Iris), ₹6.93 Cr (Lotus) and ₹7.23 Cr (Olive), described as all-inclusive. The developer's headline shows the entry point as ₹6 Cr, rounded. One listing shows the price with a '+ Charges' tag and no breakdown.

Possession and RERA

The developer and listing pages show handover from December 2030. This is still ahead of the current date, October 2026, and is a developer target rather than a completed or occupancy-certified date.

The project is registered with Karnataka RERA under PRM/KA/RERA/1251/472/PR/040326/008503. One registration covers the project, and no phase split has been published. A separate agent registration cited on the developer's site, PRM/KA/RERA/1251/310/AG/171118/001374, is an agent registration and not the project's registration.

Location and connectivity

The site sits off Bellary Road (NH 44) on MVIT Road in Yelahanka, a northern suburb of Bengaluru. Listings put Kempegowda International Airport about 30 minutes away by road. Hebbal is roughly 15 minutes away, and Yelahanka is about 14 km from central Bengaluru. Yelahanka Junction, a five-platform rail hub, is nearby.

No operational metro station is in reach. The Yelahanka station on the Blue Line Phase 2B is elevated and under construction, with opening listed as June 2027 (to be confirmed). The Phase 2B corridor runs 38.44 km from KR Puram to the airport, and its Hebbal to airport section is 27.44 km.

Infrastructure timelines

A report dated 20 August 2026 says the Hebbal to airport metro link is unlikely to meet its latest deadline of June 2027. The same report says the work beyond Yelahanka is lagging. The IAF Yelahanka to airport terminal stretch, 15.01 km long, has a March 2027 target sought by the central agency, and trial runs may push opening to September 2027. The Hebbal to Bagalur Cross stretch is 11.67 km. A Devanahalli to KIAL expressway is also referred to in local listings.

Local market context

Market data for Q2 2026 puts the average apartment asking rate in Yelahanka at ₹9,885 per sq ft, within a locality range of ₹7,437 to ₹12,333 per sq ft. 2 BHK units are priced at ₹7,200 to ₹11,000 per sq ft, and 3 BHK units at ₹7,200 to ₹11,800 per sq ft. Yelahanka New Town averages about ₹9,840 per sq ft, with about 4 percent quarter-on-quarter movement in the same quarter.

Knight Frank data for H1 2026 against H1 2025, as cited by a property research site, records price growth of about 18 percent year on year in the area. Villa listings in Yelahanka are reported at ₹2.5 Cr to ₹6 Cr and above, at ₹9,000 per sq ft or more, as of April 2026.

Specifications and amenities

The listing describes an RCC frame with masonry partitions and Porotherm blocks. Master bedrooms have laminated wooden flooring, and most of each villa is finished in imported Italian marble, with bedrooms and kitchens in 800 mm by 800 mm vitrified tiles. Bathrooms carry Duravit sanitaryware and Hansgrohe fittings. Windows are UPVC or aluminium with mosquito-mesh provision. Each villa has provision for a private lift.
