Leafsong Retreat, Sector MU Greater Noida: New Launch with 3 BHK Towers and a 2031 Declared Completion

What has launched

Leafsong Retreat is a residential high-rise project by Hero Realty Private Limited on a 4.5-acre site in Sector MU, Greater Noida. Project pages and listings describe the scheme as a New Launch, with bookings opening in October 2026.

The developer's marketing says the parcel was acquired through a Greater Noida Industrial Development Authority (GNIDA) e-auction on 2 April 2026. Hero Realty describes Leafsong Retreat as its first project in Greater Noida. No joint-venture partner is named in the project material.

The project is planned as three towers arranged around a central landscaped green. Listings report 536 units, while other marketing material gives a figure of 520 or more.

Configurations and sizes

The base layout is a 3 BHK with two toilets, marketed at about 1,650 sq ft super area and about 1,180 sq ft carpet area. Project material also markets larger 3 BHK layouts with three toilets and with a servant room. Stated areas for these larger layouts differ from page to page, ranging from 1,800 to 1,850 sq ft and from 2,000 to 2,250 sq ft respectively.

All area and room figures are marketing claims. Buyers should check them against the sanctioned plans filed with UP RERA.

Price band

Listings updated on 13 and 14 October 2026 quote a starting price of about ₹1.80 crore to ₹1.90 crore for the 1,650 sq ft 3 BHK, which works out to roughly ₹10,900 to ₹11,500 per sq ft. Another project page quotes ₹2.07 crore for the 1,800 sq ft layout and ₹2.30 crore for the 2,000 sq ft layout.

These are indicative figures from third-party and marketing pages, and they do not agree with each other. Taxes, registration, stamp duty, parking, preferred location charges and maintenance deposits are mentioned as possible extra costs. Confirm the current price sheet, payment plan and charges with the developer before making any decision.

Possession and approvals

Leafsong Retreat is registered with UP RERA under number UPRERAPRJ414014/10/2026, with a registration date of 8 October 2026. The registration is listed under the project name LEAFSONG RETREAT. The promoter's marketing material reports a proposed start date of 1 October 2026 and a declared completion date of 10 August 2031. The developer's own page gives possession as 2031 onwards.

As of 22 October 2026, the project is in its early stage and is being sold as new booking under construction. The UP RERA portal is the authoritative record for the registration and its approved plans.

Location and connectivity

The site is Plot GH-02 in Sector MU, which project material also refers to as Sector MU-1. The access road is a 60-metre sector road. Project marketing estimates 2 to 5 minutes to the Noida–Greater Noida Expressway and 8 to 10 minutes to Pari Chowk, and gives 25 to 35 minutes to Noida International Airport at Jewar.

Amenities and specifications

Project marketing lists a clubhouse of about 35,000 sq ft, a swimming pool with a children's pool, a gymnasium, a jogging and cycling track, a yoga deck, a multi-purpose sports court, an indoor games room, a mini theatre, a party lawn, a co-working lounge, a children's play area, a senior-citizen zone and landscaped greens. Security features include 24-hour CCTV, gated entry, covered parking, EV charging points and rainwater harvesting.

Listed specifications include vitrified flooring in the living and dining areas, wooden laminate in the master bedroom, a modular kitchen with a granite counter, and split-AC provision in the bedrooms and living area. These are marketing descriptions and the sanctioned specifications should be checked directly with the developer.

Infrastructure and local market

Noida International Airport at Jewar had its Phase I inaugurated on 28 March 2026, according to the Press Information Bureau. The Aqua Line Depot–Boraki extension received Uttar Pradesh cabinet approval on 6 March 2024 and is listed by NMRC as an upcoming project, as is the Sector 51 to Knowledge Park V extension.

Locality price estimates for Sector MU vary widely between listing-based sources. One source shows an average of ₹12,980 per sq ft for 2026, while another records about ₹6,571 per sq ft for April–June 2026 in Sector MU-2. These are listing-based estimates, not registered transaction prices.
