What was announced
On 27 October 2026, Hiranandani Communities and Krisala Developers said they are expanding their partnership with a project pipeline worth Rs 20,000 crore across Pune and Nagpur. The new developments will focus on premium townships and commercial space.
The announcement names two items in the pipeline: a golf-themed township in Nagpur and a 1.1 million sq ft office project in Pune. The partners describe the arrangement as non-exclusive, meaning each firm remains independent and joins the other only on specific projects where both see strong opportunities.
Nagpur golf township
Krisala Developers entered Nagpur with a golf lifestyle township developed in partnership with Hiranandani Communities. The project is described as Nagpur's first golf course township and is reported to have a revenue potential of about Rs 2,100 crore.
- Design: neo-classical theme, green landscapes and an integrated golf course, which is planned as one of the largest in Nagpur.
- Plotted component: 51 plots, for which high net worth and ultra-high net worth individuals have shown interest, along with townhouses and villas.
- Land: reported as over 100 acres. One report gives a 105-acre plotted development.
- Location: about 40 minutes from Nagpur's airport, in an area with lakes and hill terrain.
Niranjan Hiranandani, CMD of Hiranandani Communities, said the Nagpur project will be developed with Krisala under Eleva by Hiranandani Communities, the group's development management platform. He said it will add jobs, investment and social infrastructure to the regional economy.
Reports say the Nagpur project is being financed through internal cash generation.
Pune office project
The partners have also announced a 1.1 million sq ft office project in Pune. As of 28 October 2026, the project has been announced only. No locality, configuration, pricing, approvals or launch date has been announced.
Partners and track record
Niranjan Hiranandani is CMD of Hiranandani Communities, which builds townships such as Hiranandani Parks in Chennai and Hiranandani Sands in Alibaug. The Hiranandani Group, founded in 1978 and headquartered in Mumbai, has a portfolio spanning housing, commercial, data centre, and industrial and logistics projects.
Krisala Developers is Pune-based and has more than 14 years of experience in residential, commercial, plotted and integrated developments. Sagar Agarwal is CMD, Aakash Agarwal is Managing Director and Vishal Agarwal is joint Managing Director. The company reports more than 2.3 million sq ft of construction across residential and commercial projects.
The partners cite their previous collaboration as the basis for the expansion. They say the firms sold over 3,500 units in a single year, bringing in more than Rs 3,000 crore in revenue. The earlier project is not named in the announcement.
Existing Pune joint venture
The new pipeline builds on an existing joint venture. In February 2025, Hiranandani and Krisala announced a joint development of 105 acres at North Hinjewadi in Pune, to be developed under the integrated township policy with residential, commercial and retail uses. Reports on that deal give a revenue potential of Rs 7,000 crore and 10,000 residential units, along with schools, hospitals and colleges.
The first phase covers 30 acres and aims to deliver at least three million sq ft of real estate space. The land value is reported at about Rs 2,000 crore. This project is separate from the new pipeline announced on 27 October 2026.
In May 2025, the same partners and Della Resorts and Adventure announced a 40-acre racecourse-themed township near Pune, valued at Rs 550 crore with expected revenue of Rs 1,100 crore.
What it means for buyers, investors and the market
For buyers, the announcement sets out intent and scale but does not yet give prices, layouts or delivery schedules for the new projects. Anyone considering a Nagpur plot or a Pune office unit should wait for the official launch material, including the RERA registration details for each project.
For investors, the partners say they will manage operational risk by either buying land outright or sharing revenue with landowners. One business report advises investors to watch how the firms handle construction costs and interest rate risk on a project of this size. Their move into cities outside the main metro hubs reflects a view that demand for premium lifestyle housing and office space is rising in Pune and Nagpur.
Hiranandani says the group will continue to grow through integrated townships, redevelopment, joint development and joint ventures. No timing has been given for these future projects.
What comes next
As of 28 October 2026, no launch, approval or completion dates have been announced for the Nagpur golf township or the Pune office project. The Nagpur township is announced, with plotted, townhouse and villa components. The Pune office project is at announcement stage only.
