Where the project stands

Hiranandani Bluecrest is at the pre-construction stage. Reports from late April 2026 said House of Hiranandani had secured redevelopment rights for an approximately 3-acre plot in Borivali West and had registered a development agreement for the project with the relevant authorities.

Those reports also said the developer planned to launch the project within three to four months. That window has now passed, and as of 22 October 2026 no launch event or bookings opening has been reported. The project is still described as pre-launch on the developer's own pages and on listing sites.

Project names vary across the market. The same scheme appears as Hiranandani Borivali West, Hiranandani Bluecrest Gorai and House of Hiranandani Bluecrest. One listing gives a different entity name, Shoden Hiranandani Bluecrest, which the developer's own page does not use.

Scale and layout of the redevelopment

The plot is about 3 acres. The redevelopment will have approximately 380 homes for existing residents and more than 850 homes for sale to the open market. Reports put the saleable area at about 7.6 lakh sq ft, with a projected gross development value of over Rs 3,000 crore.

The developer's project page describes a single 54-storey tower on the site. Some listing material refers to several towers, so the final tower count should be confirmed against approved plans.

Configurations and prices

Listing data shows 2 BHK homes with carpet areas of about 730 to 760 sq ft and 3 BHK homes with carpet areas of about 1,030 to 1,100 sq ft. The developer's locality page and some marketing sites show 3, 4 and 5 BHK homes, which does not match the 2 and 3 BHK range in other listings. Buyers should check the unit mix in any official price sheet at launch.

An indicative band of Rs 2.10 crore to Rs 3.16 crore appears on a third-party listing dated 3 October 2026. Earlier listings showed prices on request, so the band is provisional. Per-square-foot pricing in the immediate area is a useful reference. Square Yards data cited in April 2026 put average property prices in Borivali West at Rs 31,281 per sq ft as of March 2026.

Amenities and design

Listing and developer material describe a garden and green spaces, a clubhouse, a gymnasium, a jogging track, a children's play area, a senior citizens' area and multi-purpose courts. Services listed include 24/7 security, power backup and elevators. The developer's locality page also describes a smart home system with digital door locks, app-controlled lights, climate control and video door phones.

Listing material says the layouts are Vastu-aligned and that some flats face creek and mangrove views.

Location and connectivity

The site is in Gorai, Borivali West, close to Gorai Beach and reached by the Gorai-Borivali Road. The Borivali West station on Metro Line 2A is about 0.97 km from Gorai 1, roughly a 13-minute walk, and the station opened on 2 April 2022. Metro Line 7 also serves Borivali.

Borivali Railway Station, on the Western line, is about 5.4 km from Gorai. Chhatrapati Shivaji Maharaj International Airport is about 19.8 km away. The area is linked to the Western Express Highway and the New Link Road. A ferry across Gorai Creek to Essel World and Gorai Beach takes about 10 to 15 minutes.

Infrastructure in progress

The Versova-Dahisar-Bhayander Coastal Road will pass through the area. Package E is planned as an elevated connector between Charkop Creek and Gorai Interchange, and Package F as an elevated connector from Gorai Interchange to Dahisar Interchange.

On 9 October 2026 the BMC demolished 30 structures on the western side of the Borivali Connector to clear the way for Package F. That corridor is a 3.47-km elevated stretch between the Gorai and Dahisar interchanges. One report on the coastal road said work was set to begin in August 2025 and be completed by December 2028, though it did not name the package.

A proposed Borivali-Gorai bridge across Gorai Creek and a Thane-Borivali twin tunnel are also part of the wider western corridor plan. Their current status and completion dates should be checked against official notices before relying on them.

Market context

Borivali West is one of the western suburbs where redevelopment is a major source of new housing. Reports on this project note that redevelopment accounts for a large share of new housing supply in Mumbai because land is limited.

Average flat rates in Borivali West were reported at about Rs 30,650 per sq ft in the second quarter of 2026, with a one-year change of about minus 0.2 per cent. Older transaction data puts the average transaction rate at about Rs 24,841 per sq ft, so the new-launch band sits above resale levels.

About the developer

House of Hiranandani is the brand of the Hiranandani group. Its legal entity for this project is Shoden Developers Private Limited, incorporated on 10 July 2008 and registered in Powai. The group's Hiranandani Gardens in Powai began after the brothers bought 250 acres there in 1985.

The group says it has delivered more than 27,000 homes and developed about 50.85 million sq ft across Mumbai and other cities. It has also said it plans to invest Rs 12,500 crore in the Mumbai Metropolitan Region over the next two years across five projects. Those figures are company statements and have not been independently audited.
