Status and timeline

Hiranandani Hinjewadi is being marketed as a new launch with homes priced from ₹75.99 lakh. Listings reviewed in September 2026 describe the project as being in its pre-launch or early sales phase. A developer page for the Krisala-Hiranandani township, however, describes Phase 3, with its Arcadia and Icon sectors, as launched.

The partnership itself was announced in February 2025, according to the developer's township page. The township is being developed under Pune's integrated township policy, which allows residential, commercial and retail uses to be planned together on one large parcel.

Developer and partnership

Hiranandani Communities is the lead developer on the township, working with Krisala Developers, a Pune-based developer. The two companies share revenue on a 50:50 basis. Hiranandani Group, which was founded in 1978 and is based in Mumbai, has earlier townships in Mumbai and Chennai. The architectural work is credited to VK Architects and VK Environment, a Pune firm.

A separate 40-acre hospitality and residential enclave, planned with Della Resorts, sits inside the 105-acre site. It includes an 8-acre private racecourse and a polo club. Reports from August 2026 say the wider township is expected to be completed by 2030.

Location and connectivity

The township is in North Hinjewadi, an area north of the Hinjewadi IT corridor on Pune's western side. Listings say it has access to the Mumbai-Pune Expressway, Hinjewadi Phase 1 and the Pune-Bangalore highway. The site is also described as being close to Rajiv Gandhi Infotech Park, one of the IT campuses in Hinjewadi.

Listings also refer to metro connectivity for the area, including the planned Pune Metro Line 3. Treat metro timelines as subject to the transport authorities' schedules.

Configurations and prices

The township is planned with 2, 3 and 4 BHK homes. The Arcadia sector is described as having 2 and 3 BHK units. The Icon sector is described as having 3 and 4 BHK simplex and duplex residences. Listed carpet areas are about 750 to 825 sq ft for 2 BHK and about 1,075 to 1,167 sq ft for 3 BHK.

Prices start at ₹75.99 lakh, according to the developer's Krisala township page. Phase 3 listings put the upper end of available units at around ₹2.15 crore, depending on configuration and location within the township. No payment plan, booking amount or launch-date offer was found in the reviewed material.

Scale and layout

Developer and listing pages describe the township as 105 acres with more than 70 percent of the site kept as open green space and landscaped areas. Phase 1 covers 30 acres and is described as having a minimum potential of 3 million sq ft of built space.

Some pages list 1,100 apartments across 5 towers with G+25 floors. The developer's Krisala township page lists 4 towers and 14 floors. Buyers should check the sanctioned plan and the RERA filing for the final count.

Amenities and green features

The listed amenities include a clubhouse, a swimming pool, sports courts, jogging and walking tracks, a gym, children's play areas, yoga zones, co-working lounges and 24x7 security. Green features listed include EV charging points, rainwater harvesting and solar lighting.

The project has an air quality target of an AQI of 40 and is pursuing IGBC Platinum certification. TERI, the sustainable-development research institution, has joined as a knowledge partner on the sustainability plan. Developer material describes the site as an urban living lab.

Sub-phases and conflicting listings

Some listings describe a separate sub-phase called Everland, located in Sector R3, as under construction. Construction there was listed as about 10 percent complete as of March 2026. Everland is a separate project company from the township-wide project, so its status and RERA details should not be applied to the full township.

The developer's township page shows the RERA number as coming soon. Buyers should check the MahaRERA portal for the registration number and approved plans before booking.

Infrastructure and demand context

North Hinjewadi has been growing as a residential option for workers in Hinjewadi's IT parks. The township's location near the expressway and the IT corridor is the main demand argument in the listings. The area's growth depends on road, metro and Ring Road works, several of which are still under way, so buyers should check the current status of each before relying on them.
