Hiranandani Krisala Hinjewadi Phase 4 Is Listed as Upcoming in North Hinjewadi

What is known about the launch status

Phase 4 of the Hiranandani and Krisala township is shown as upcoming rather than open for bookings. The developer-linked listing groups it with pre-launch and upcoming projects, gives no launch date and no booking or expression-of-interest date, and does not state a price band beyond 'on request'. The project is also referred to by the working name The Colosseum.

Phase 3 of the same township is labelled pre-launch on its own pages. That label belongs to Phase 3 and is not applied to Phase 4 here.

Developer and township context

The township is a 105-acre integrated project in North Hinjewadi. The land is owned by Hiranandani Group, and the development is a joint venture with Krisala Developers. The company's own page describes the arrangement as a 50:50 revenue-sharing model under Maharashtra's Integrated Township Policy, and says the project marks Hiranandani Group's first project in Pune.

Trade reports from the February 2025 deal put the planned investment at Rs 2,000 crore, with expected revenue of about Rs 7,000 crore, and describe the mix as residential, commercial and retail. One trade report says the township will serve both the mid and premium segments.

Phase 1 of the township covers 30 acres and was described at the time of the deal as having potential for at least three million square feet. Phase 4 is the newest phase, with five towers on about 6 acres. The township plan includes about 70% open space and landscaped gardens.

Configurations, sizes and pricing

Phase 4 is listed with 2, 3 and 4 BHK homes in simplex and duplex layouts, with sizes from 750 to 1,860 sq ft. One tower is described as holding larger 3 and 4 BHK Ultra homes. Exact carpet or super built-up area for each unit type has not been published.

No price per square foot, payment plan or booking amount has been published for Phase 4. For reference only, the township's Phase 3 was advertised in a RealtyPromoo news article as offering 2 and 3 BHK homes from Rs 75.99 lakh. Phase 3 is a separate phase and its prices do not apply to Phase 4.

RERA and possession

Phase 4 does not yet appear with a MahaRERA registration number. The developer-linked page shows its RERA status as Coming Soon, and no registration date is on record. Buyers can check the status of any registration on the Maharashtra RERA website before committing to a booking.

The developer's planned handover for Phase 4 is December 2030. No RERA-registered possession date has been published, and no construction stage has been reported as of October 2026.

Location and connectivity

The site is near Ghatol's Farm Road in Darumbre, North Hinjewadi. The listing puts the Mumbai-Pune Expressway about 1 km away and Rajiv Gandhi Infotech Park about 10 minutes away by road. Embassy Tech Zone and Hinjewadi Phase 2 Business Park are listed within about 30 minutes. Kasarsai Dam is about 3 km away, and Vasundhara Hospital is about 1.2 km away. Local roads include the Hinjewadi-Aundh, Maan and Dange Chowk routes.

A Synergy Infracon news report on the racecourse-themed resort partnership within the township calls North Hinjewadi one of Pune's next major growth corridors. That view is the publication's own analysis. The same report says the first phase of that resort plan was expected to launch around August 2025, and that timelines in Pune often slip.

Infrastructure status

Pune Metro Line 3 runs from Hinjewadi to Shivajinagar and is 23.3 km long, with 23 stations, mostly elevated. The PMRDA project page describes the line as being built under a public-private partnership and records that about 100% of the land for the right of way and stations has been acquired.

As of 24 October 2026, passenger operations had not started. Of the 23 stations, 17 have secured safety clearance. A trade report says a planned November visit by the Prime Minister for the inauguration was postponed, and that 16 November is being considered, but no official date has been confirmed. The line was originally due for completion in March 2025.

The Pune Ring Road, a 173 km MSRDC project, is under construction. Its western section is targeted for completion between late 2026 and mid-2027, and its eastern section for May 2028. The Pune Inner Ring Road, a 97 km PMRDA project, has not yet started full construction.

Demand and what to watch

Phase 4 is in a corridor where IT employment, the expressway and the planned metro line are the main reasons buyers cite. The metro's opening date, the RERA registration of Phase 4, and a published price sheet are the three items that would change the status of this project. None of them has been confirmed as of 24 October 2026.
