Hiranandani is preparing Hiranandani The Estates, a gated community of private villas and estates on about 375 acres in Alibaug, Raigad. As of October 2026 the project is at the pre-launch stage, with RERA approval still under process and indicative prices published for two of its three estate types.

Status and launch stage
Hiranandani The Estates is listed as upcoming. The project's own stage is pre-launch. No launch date, booking date or expression-of-interest window has been announced for the project.
The developer has said that the detailed cost sheet and payment plan are still being finalised. Prices shown so far are indicative and subject to change.
Product and configurations
The project is planned as private estates and villas inside a gated community, not as apartment towers. Three estate types are listed:
- Estate 1, Private Villas: 5,000 to 7,000 sq ft
- Estate 2, Luxury Villas: 7,100 to 9,000 sq ft
- Estate 3, Grand Estates: 10,000 to 12,000 sq ft
The developer has said exact carpet areas will be announced later. Room counts, unit numbers per estate and final layouts have not yet been released.
Listed amenities include 24/7 security with CCTV, a clubhouse, an outdoor swimming pool, a gymnasium, tennis and badminton courts, a jogging track and walking paths, landscaped parks and open green spaces, power backup and a water supply system. Specifications such as structure, flooring, kitchen and bathroom fittings are to be announced by the developer.
Pricing
Indicative prices are Rs 16.15 crore to Rs 20 crore for the Private Villas and Rs 22 crore to Rs 25.35 crore for the Luxury Villas. Grand Estate pricing is on request. These figures are indicative and undated.
Car parking is quoted separately, and GST follows prevailing rules. Maintenance charges and other development charges have not been published for this project.
Approvals and RERA
RERA registration with MahaRERA is under process. The project does not yet carry a registration number, and no RERA possession date has been published. The developer's stated target possession is December 2030.
Location and connectivity
The project is in Alibaug, in Raigad district. Distances given for the site are approximate:
- Mumbai-Goa Highway: about 2 km
- Alibaug Beach: about 5 km
- Upcoming metro station: about 3 km (the metro line is not named)
- Mumbai International Airport: about 90 km
Within the wider Alibaug locality, Chaul is about 1.6 km, Nagaon Beach about 2.3 km and Mandwa Jetty about 4 km away.
The Atal Setu (Mumbai Trans Harbour Link) has been operational since January 2024, bringing Alibaug within about 45 to 60 minutes of South Mumbai. The M2M RoRo ferry between Bhaucha Dhakka and Mandwa is operational, with a car crossing taking about 60 to 90 minutes by sea.
Infrastructure coming up
- Virar-Alibaug Multimodal Corridor (MSRDC): a 126 km access-controlled expressway, with Phase 1 (Navghar to Balavali, 96.41 km) and Phase 2 (Balavali to Alibaug, 29.9 km). It is under construction. Phase 1 is expected between late 2029 and early 2030.
- Virar-Alibaug metro rail: a feasibility study was initiated in February 2024. The project is at feasibility stage, with no completion year set.
- Mumbai Coastal Road Phase 2: was projected for completion in May 2026.
About the developer
Hiranandani Communities is the township-focused arm of the Hiranandani Group, which was established in 1978. The group reports over 22,000 homes delivered and operates in Mumbai, Thane, Panvel, Chennai, Bengaluru and Hyderabad. Its township work in Alibaug is currently centred on the Hiranandani Sands project in Nagaon. Hiranandani The Estates is the group's first listed project in the Alibaug coastal township at this scale.
