Status and launch timing
As of 22 October 2026, 25 Chalets has not been launched. On the company's Q1 FY27 earnings call on 4 August 2026, management said the Thane project was still in advanced planning and that it expected to launch the project again within the current financial year, which ends on 31 March 2027.
The company's Q1 FY27 investor presentation also lists the project as Residential, located in Thane, with 100% ownership and in advanced stages of planning. The project was not among the FY27 launch phases named on the company's Q4 FY26 investor call in May 2026.
Management also said it expects the Thane project and the 25 Estates second-homes project to each contribute about Rs 500 crore to revenue in the coming period.
Developer and ownership
25 Chalets Private Limited was incorporated as a wholly-owned subsidiary of Hubtown Limited on 30 March 2026 for real estate development. Hubtown Limited was formerly known as Ackruti City Limited and is based in Mumbai.
The project sits under the '25 Residencies' brand umbrella, which also includes 25 Downtown, 25 South, 25 West and 25 Estates. The brand is distinct from Hubtown's delivered Thane project, Hubtown Lakeview Chalets, which is a separate development in Kolshet and Upvan.
Location and connectivity
The project is in Thane city, Maharashtra. Thane is linked to Mumbai and Navi Mumbai through the Eastern Express Highway and Ghodbunder Road, which is Maharashtra State Highway 42. Ghodbunder Road is one of the corridors that the upcoming metro and tunnel projects will serve.
Four Metro Line 4 stations on Ghodbunder Road are listed for the corridor, including Kapurbawdi, Majiwada, Cadbury Junction and Kasarvadavali.
Infrastructure in the corridor
- Metro Line 4 and 4A: A September 2026 report said Phase 1 commercial operations are scheduled to begin by the end of December 2026. Phase 1 stations include Gaimukh, Owale, Kasarvadavali and Vijay Garden. Earlier reporting gave a target of October 2026 for passenger service, so the start date may still shift.
- Thane–Borivali Twin Tunnel: The 11.84-km tunnel will connect Ghodbunder in Thane to the Western Express Highway in Borivali. Tunnelling began on 7 April 2026 using TBM 'Nayak', and completion is expected around 2028.
These projects are under construction or planned. None of them is complete, and their timelines may change.

Hubtown reported that it had completed 47 projects covering more than 12.76 million square feet of developed area as of FY26. In FY26, the company recorded pre-sales of about Rs 4,400 crore and collections of about Rs 1,900 crore.
For Q1 FY27, the company reported pre-sales of Rs 535 crore and collections of Rs 320 crore. Its consolidated debt, including entities to be merged, stood at Rs 5,181.3 crore as of 30 June 2026. Business Standard reported that Q1 FY27 profit after tax fell 69% year on year to Rs 25 crore.
