What is known so far

The FY26 annual report describes Sunstream City as a gated township spread over roughly 141 acres of freehold land, with development potential of about 26.64 million sq ft. The filing classifies it as a mixed-use project at the planning stage, with Hubtown holding a 40.67% interest.

The project also appears in the company's launch pipeline and in its upcoming-projects list for the quarter ended June 2026. No launch date, unit count, price list or RERA registration number has been announced.

Environmental approvals: the main hurdle

On the FY26 results call in May 2026, management said environmental clearances were the biggest obstacle because of the seafront location. The company said it was pursuing the approvals and hoped to see progress within a few months. A transcript filed with the exchange records management describing the clearances as a process still under way.

No date for the clearance has been announced.

Nearby environmental zone

Separately, the central environment ministry has notified an eco-sensitive zone around the Thane Creek Flamingo Sanctuary. The zone covers about 48.32 sq km, was published in the official gazette on 30 April, and sits around a sanctuary spread across Mulund, Vikhroli, Bhandup and Kanjur. Within the zone, certain activities are regulated and highly polluting industries and mining are prohibited.

Scale and location

The company's Q1 FY27 presentation places the project across Mulund and Thane, in proximity to Thane station and the Eastern Express Highway, and describes it as a walk-to-work township with a mix of residential and commercial space.

The May 2026 call transcript refers to about 150 acres of seafront land at Thane and Mulund. That is larger than the 141 acres in the annual report and the Q1 FY27 presentation, so the filed figure of 141 acres is the one used here.

Hubtown's position

Hubtown Limited was formerly known as Ackruti City Ltd. Its November 2017 corporate presentation listed a Sunstream City SEZ at Mulund-Thane among its other projects, and the company says it has built and handed over more than 13,000 homes free of cost to slum families.

The Q1 FY27 presentation, as on 30 June 2026, reports 47 developments delivered with 12.76 million sq ft of completed development, and sets out the company's Hubtown 2.0 strategy. Company-wide pre-sales for the quarter were ₹5,350 million and collections were ₹3,201 million. These figures cover the whole group, not Sunstream City alone.

What it means for buyers and investors

For buyers, the project has no announced launch date, prices, unit types or booking details, so there is nothing yet to compare. Before booking any unit in a project of this kind, buyers would normally check its registration with the state RERA authority, which lists approved plans and timelines.

For investors, Sunstream City is a large asset that has not yet launched. Its revenue contribution depends on the environmental clearance and the launch that follows it.
