What happened

Indian Hotels Company Ltd (IHCL) and Ambuja Neotia Group announced the launch of two AltAir House – IHCL SeleQtions hotels on 31 October 2026. One is in EcoSpace Business Park, New Town, Kolkata. The other is in Uttorayon Township, Siliguri. Both were launched under a franchise arrangement, which the companies described as an addition to their long-standing partnership.

Alongside the openings, Ambuja Neotia announced an investment of about ₹2,700 crore in West Bengal's hospitality sector. In remarks reported the same day, Chairman Harshavardhan Neotia described the ₹2,700–3,000 crore investment commitment as part of a wider plan to invest around ₹15,000 crore in hospitality, healthcare and real estate over the next five to seven years.

The Kolkata and Siliguri hotels

Kolkata. The AltAir House in EcoSpace Business Park, New Town, has 42 individually designed rooms and suites. Each room carries an artistic theme based on Bengal's cultural heritage. The property builds on the AltAir name in Salt Lake Sector V, which has operated as a hospitality, dining and leisure destination for nearly a decade.

Siliguri. The AltAir House in Uttorayon Township has 60 rooms and suites. Its interiors draw on the cultural diversity of the region. It includes curated dining and indoor and outdoor event spaces that can host up to 1,200 guests.

The design across both hotels uses Bengal's artistic and architectural heritage as its central theme. References include Santiniketan, the Sundarbans, Kantha stitch traditions and recognisable Kolkata landmarks.

The wider West Bengal plan

The investment covers the two AltAir House properties and a ₹100 crore expansion of Taj Chia Kutir Resort & Spa in Darjeeling. That expansion will add 28 rooms and 15,000 sq ft of banqueting facilities. Locations named in the plan include Kolkata, Raichak, Digha, Siliguri, Lataguri, Kalimpong and Darjeeling.

Projects named under the collaboration with IHCL include:

The companies' wider partnership covers more than 80 properties across India, including 55 resorts under the Tree of Life brand. A separate agreement for 15 new hotels across West Bengal, Sikkim and Himachal Pradesh was announced earlier. It includes greenfield, brownfield and conversion projects.

What it means for buyers and investors

The AltAir House hotels are short-stay hospitality properties. They are not apartments or plots for sale, and no unit prices or possession dates have been announced. Home buyers in New Town or Siliguri will not see direct changes from these openings.

For investors, the main point is the operating structure. An investment analysis described the partnership as part of IHCL's shift toward an asset-light model. In that model the partner funds construction and development, while IHCL earns revenue from management and brand fees. The same analysis noted that hotel earnings are cyclical and sensitive to occupancy and regional tourism demand.

IHCL CEO Puneet Chhatwal said tourism and hospitality create direct jobs as well as jobs in connected sectors. Harshavardhan Neotia said the hotel projects across the state aim to promote tourism and develop new destinations.

Location context

The Kolkata hotel is in EcoSpace Business Park, Action Area II of New Town (Rajarhat). The site is near Eco Park and Tata Medical Centre and is part of the Rajarhat–New Town business district. Biswa Bangla Sarani provides road access to Salt Lake and other commercial areas. Some user reviews say public transport after 6 PM is limited and that cabs or private vehicles are needed.

In Siliguri, the hotel is in Uttorayon, which the Ambuja Neotia Group developed as a township in a joint venture with Luxmi Township Ltd.

What comes next

The announcements do not give an implementation schedule for the full ₹2,700 crore programme or the number of rooms planned across it. A five-to-seven-year window was reported for the nine-project plan from 31 October 2026. Opening dates for the named Kolkata, Ghoom and Siliguri projects, and for the Digha, Raichak, Lataguri, Kalimpong and Darjeeling projects, have not been announced as of 2 November 2026.
