What happened

On 27 October 2026, Kalyani Developers announced a plan to expand its hospitality portfolio to more than 1,400 keys over the next two years. The target covers Bengaluru and Hyderabad. The announcement restates a hotel partnership that Hilton had already made public on 6 October 2026, and places it inside a wider expansion target.

The company said hospitality is an important part of its long-term growth strategy. Priyanka Raju, Director, Kalyani Developers, said that Bengaluru and Hyderabad are at the centre of its strategic growth plans for hospitality.

The Hilton anchor deal

The anchor project is a dual-brand hotel development in Bengaluru with about 600 keys across two properties. Hilton announced the signing of two hotels under its Conrad Hotels & Resorts and Hilton Hotels & Resorts brands, in partnership with Kalyani Group.

Alan Watts, President, Asia Pacific, Hilton, said the signing was a significant milestone in strengthening Hilton's presence in Bengaluru. Mohan Raju, managing director of Kalyani Developers, said the continued partnership with Hilton reflected the strength of its brands and its confidence in the long-term vision for Bengaluru. He added that the signing followed the success of DoubleTree by Hilton Bengaluru Whitefield, which opened in 2024.

Project details

Location and access

The complex is planned within the KIADB Hi-Tech Defence and Aerospace Park in Bagalur and Devanahalli, North Bengaluru. Reports place it about 20 minutes from Kempegowda International Airport. NH-44 (Bellary Road) provides road access to the city.

The Namma Metro Phase 2B Blue Line extension, with an upcoming Bagalur Cross station, is planned to connect the Devanahalli and Bagalur stretch to the airport and the city's eastern IT hubs. The park hosts employers including Boeing India, Airbus Technology Centre, Shell R&D Campus, Rolls-Royce and Foxconn.

The developer's wider plans

Kalyani, founded by Mohan Raju, works in commercial and residential development, as well as automotive and solar projects. Its in-house team reports more than 30 years of experience and more than 12 million square feet of commercial space delivered. The company also runs more than 75 automotive showrooms in Bangalore, Mysore and Hyderabad.

In October 2024, Kalyani announced plans to invest Rs 4,500 crore in three residential projects in North Bengaluru, Whitefield and Kanakapura Main Road, alongside a mixed-use development in Hyderabad over two years. The same month it announced a plan to allocate Rs 800 crore to two 300-room hotels in North Bengaluru. No source links that 2024 hotel plan to the Hilton project.

What it means for buyers, investors and the market

The announced projects are hotel developments. The reports describe the expansion as complementing Kalyani's real estate portfolio, aimed at business travel, tourism, MICE (meetings, incentives, conferences and exhibitions) and demand for premium hospitality.

For the local market, the 600 Hilton and Conrad rooms would add to the city's hotel supply when they open in 2030. Reports say the project offers work for EPC contractors, architects, interior fit-out firms and equipment suppliers as development moves toward opening. The company's pursuit of a further 825 keys has not yet named a site, operator or date.

What comes next

As of 29 October 2026, the Hyderabad sites, the operators in talks and the exact locality for the additional 825 keys have not been announced.
