Launch status and sales
KNS Samooha is listed as a New Launch. The developer's news page says the launch event took place on 15 February 2026. The same page says the township was among the more popular projects in March 2026 and that Phase 1 was about 70% booked. These are developer-published figures and have not been independently audited.
The developer's project status page, last updated in May 2026, describes the project as under construction. Work listed there includes plot marking, road and drainage planning, water line set-up, electricity planning and basic township infrastructure. As of the date of this page, the developer says internal roads and utilities will be completed phase by phase.
Plot sizes and pricing
The project offers only residential plots. The developer groups its standard sizes into three bands: Prime (600 to 999 sq ft), Elite (1,000 to 1,999 sq ft) and Estate (2,000 to 4,000 sq ft). Standard dimensions include 20×30 ft (600 sq ft), 30×30 ft (900 sq ft), 30×35 ft (1,050 sq ft), 30×40 ft (1,200 sq ft), 30×45 ft (1,350 sq ft), 30×50 ft (1,500 sq ft) and 40×60 ft (2,400 sq ft).
The developer quotes a rate of ₹6,000 per sq ft, with a 30×40 ft plot starting from ₹72 lakh, as of 1 October 2026. Prices for other sizes are available on request. The quoted figures are basic prices and do not include stamp duty, registration or other statutory charges. Older project pages list different entry figures, including a ₹50 lakh entry for a 20×30 ft plot at an earlier per sq ft rate; those figures are superseded by the October 2026 price sheet.
Under the payment plan, 10% of the total price is paid at booking. The remaining 90% is paid in instalments over 45 to 60 days and continues until possession.
Layout, approvals and RERA
The layout is described as BMRDA-approved. The developer's project pages list three Karnataka RERA registrations, one for each of three phases:
- Phase 1: 759 plots over about 54 acres, PRM/KA/RERA/1250/307/PR/060325/007551
- Phase 2: 538 plots over about 34 acres, PRM/KA/RERA/1250/307/PR/210825/008014
- Phase 3: 1,225 plots over about 74 acres, PRM/KA/RERA/1250/307/PR/290825/008039
Some listing portals attach the 2025 numbers to Phase 1 instead of Phase 2 and Phase 3. The developer's own status page is the basis for the phase mapping above. Buyers should check the registration on the Karnataka RERA portal for the specific phase and survey numbers they are considering.
The developer's status page gives 30 November 2027 as the expected possession date for the project.
Layout and specifications
The site plan is planned at 48% dedicated open space with about 17 plots per acre. The developer lists 12 m and 9 m internal concrete roads with street lights and paver-block footpaths. Electrical cabling is underground. The water system uses an underground sump with a hydro-pneumatic pressure system and an overhead tank, with borewells and municipal supply as backup. Sewage and drainage are underground, with a treatment plant and soak pits.
The developer's amenity listings include a one-acre clubhouse zone with a swimming pool, gym, badminton and squash courts, yoga studio, restaurant and café, plus a children's play area, creche, outdoor amphitheatre, tennis, basketball and volleyball courts, a jogging and cycling track, and a meditation hall. Some amenity pages describe proposals rather than completed works. The developer also lists solar streetlights, EV charging points, rainwater harvesting pits and a compound wall with 24/7 CCTV.
Location and connectivity
The site lies on the Tumkur Road (NH-48) side of Nelamangala, north of Bengaluru. The developer cites road distances of about 27 to 28 km to Majestic in the city centre, roughly 48 to 52 km to Kempegowda International Airport via the Satellite Town Ring Road, and about 44 km to Tumakuru. The nearest Namma Metro station on the Green Line is Madavara (BIEC), which opened for commercial service on 7 November 2024, about 11 km away. Nelamangala Railway Station is about 4.2 km away.
Nearby schools and hospitals listed by the developer include Nelamangala Government Junior College, Prasad Hospital Bengaluru Rural and Nelamangala General Hospital. Nearby retail named on the project pages includes Orion Mall, S Mall, Garuda Mall and GT World Mall on the Tumkur Road axis.
Infrastructure in the locality
The Satellite Town Ring Road (NH-948A) is a 280.8 km ring road under construction around Bengaluru. A stretch of about 80 km between Dobbaspet and Hoskote was inaugurated on 11 March 2024. Earlier reporting said the 20.9 km Hoskote–Hosur section, the final missing link on the ring road, was projected for June 2026 after a delay tied to a rail overbridge awaiting railway clearance. The status of that section as of October 2026 should be checked with NHAI or the latest project updates.
On the metro side, BMRCL has prepared a detailed project report for a 59.6 km Madavara–Tumakuru extension of the Green Line, running through Nelamangala, Dobbspet and Kyathasandra. The DPR was submitted to the Karnataka government in May 2026 and is proposed under a public-private, build-operate-transfer model. The report is expected to go before the state Cabinet for a decision. It has not yet been approved, and no construction has started on this corridor.
