Kohinoor Riverdale in Kharadi, Pune: Booking Open, Possession Set for December 2028

Status and launch

Kohinoor Riverdale has been open for bookings since 22 April 2025, when the developer published its launch price table. The developer's site lists bookings as open and offers flexible payment plans and early-bird offers. Construction is under way, and the project is listed as under construction on third-party property platforms.

A second phase is marketed as Kohinoor Riverdale – Phase 2. Phase 2 is a separate listing from the Intofinity Kohinoor Riverdale project in Wagholi, which is a different development.

Configurations and prices

The developer's pricing table lists the following carpet areas:

• 2 BHK: 700 to 780 sq ft carpet
• 2.5 BHK: 851 sq ft carpet
• 3 BHK: 950 to 1,020 sq ft carpet

The launch price table published in April 2025 showed a 2 BHK of about 697 sq ft at ₹86.5 lakh, a 767 sq ft 2 BHK at ₹95.5 lakh, an 851 sq ft 3 BHK at ₹1.06 crore and a 989 sq ft 3 BHK at ₹1.24 crore.

The most recent dated price band, updated in October 2026, puts 2 BHK prices from ₹93.00 lakh and 3 BHK prices up to ₹1.35 crore, at ₹13,343 per sq ft. Listed prices exclude some charges that are payable on top of the base price. Maintenance for 2 BHK units was listed at ₹3,400 to ₹3,800 per month in an older listing.

RERA and possession

Phase I is registered with MahaRERA under number P52100056021. The state portal project page is maharerait.maharashtra.gov.in/project/view/44506. The RERA completion date is 31 December 2028, and the developer lists possession for December 2028. Earlier marketing material gave December 2027, which has since been superseded.

Scale and layout

The project is planned on about 5 acres with five towers labelled A1 to A5, each G+27 floors. The listed total is 1,076 units. The site sits on a 30 metre wide DP road and is positioned along the Mutha River, with the developer describing the layout as riverside-facing with internal greens on both sides of the tower cluster and a central podium for activity, wellness and social decks. Each floor is planned with six flats, two lifts and two staircases.

Amenities and specifications

The developer lists an 8,000 sq ft clubhouse, a semi-Olympic swimming pool, adults' and kids' pools, badminton and squash courts, a children's play area, a gymnasium, a yoga and meditation deck, a multipurpose hall, co-working space, a jogging and cycling track, landscaped gardens and covered parking.

Specifications listed include an RCC frame structure, vitrified tiles in living and bedroom areas, granite kitchen platforms with stainless steel sinks, video door phones, CCTV, 24-hour security, DG power backup, fire-fighting systems, and rainwater harvesting with sewage treatment.

Location and connectivity

Kharadi is in eastern Pune on the Pune–Ahmednagar Highway (Nagar Road) corridor. The developer lists the Nagar Highway about 3.5 km away, Kharadi Bypass about 4 km away and Solapur Road about 9 km away. Pune International Airport is listed at about 20 minutes by road.

The nearest operational metro access is Ramwadi on the eastern end of the Aqua Line, about 6.6 km away. No metro station is currently operational inside Kharadi.

Infrastructure in the pipeline

• Pune Metro Line 2 eastward extension: Maha Metro invited bids in 2026 for an extension with four elevated stations, including Kharadi Bypass. Completion is targeted for 2029 to 2030.
• Pune Metro Line 4 (Kharadi to Khadakwasla): approved by the Union Cabinet in late 2025 as a 25.52 km elevated corridor with 22 stations. It is approved with a five-year construction window and is not yet under active construction.
• Pune Ring Road (MSRDC, 173 km): under construction. The western section is due for completion by 2026 and the eastern section by 2028. A September 2026 update reported nine stages at around 45% completion, targeted for March 2028.

Market context in Kharadi

A May 2026 market report puts Kharadi's average asking price at ₹14,199 per sq ft, with a registration rate of ₹13,928 per sq ft. The average rental rate is ₹47 per sq ft, giving a rental yield of 3.97%, and 2 BHK apartments average ₹36,483 per month in rent. The Kharadi residential circle rate for stamp duty, revised in April 2025, is ₹4,740 per sq ft.

Nearby Kohinoor Group projects in Kharadi include Kohinoor Kaleido and Zen Elite. Other developers active in the area include VTP Aurelia, which recorded a transaction rate of ₹11,314 per sq ft in 2026.

About the developer

Kohinoor Group was founded in 1983 by Chairman and Managing Director Krishnakumar Goyal as a cement trading business. It moved into construction in 1989 under the name Kohinoor Constructions. The developer reports 9 million sq ft delivered and 17 million sq ft under development, with projects in Pune and Kalyan, Mumbai.
