Marubeni to Fund Kolte Patil's 900-Home Life Republic Expansion in Hinjewadi; ₹850 Cr Project Targeted for Q3-Q4 Launch

Project Overview

Marubeni Corporation joins Kolte-Patil's 900-home Life Republic expansion in Hinjewadi, Pune, marking Marubeni's fifth real estate development project in India. The expansion sits within Life Republic, a 400+ acre integrated township by Kolte-Patil Developers in Hinjewadi, one of Pune's flagship mixed-use communities.

Located near the Hinjawadi Rajiv Gandhi Infotech Park, this project is a core component of the Life Republic township with approximately 900 residential units, representing the largest planned development in the district being developed by KPDL.

Product Configuration & Pricing

The expansion will deliver 2 & 3 BHK homes within the township. Pricing details have not yet been publicly disclosed. For reference, existing 2 BHK units at Life Republic range indicatively ₹55 lakh – ₹95 lakh (all-inclusive) depending on precinct, tower, floor, and view, though final unit-level pricing for the new phase is expected upon launch.

Timeline & Status

The project remains in pre-launch stage as of September 2026. Expected launch is Q3–Q4 2026, with completion in 2029. Marubeni will participate by subscribing non-convertible debentures issued by KPDL; the company has raised ₹139.96 crore by allotting non-convertible debentures to Marubeni Corporation, Japan. RERA registration will follow project launch and announcement of final specifications.

Areas such as Kharadi, Hinjewadi, and Baner have emerged as real estate hotspots primarily due to their proximity to IT hubs and improved connectivity, with the expansion of the Pune Metro further augmenting property values in these regions.
