What was announced at launch
Kolte-Patil Developers said on 10 September 2026 that its 'Vyana at The Reserve' project in Vadgaon, Pune, had booked more than 600 apartments and sales of over ₹600 crore within 60 hours of launch. The company described it as its strongest launch performance to date. Shares of the listed developer rose about 9 per cent on the day of the announcement.
The company's chief executive, Hrishikesh Parandekar, linked the sales pace to demand in Pune and to the company's ability to enter newer sub-markets. The developer's own project page states that 475 units are launched in Phase 1, so the bookings figure and the launched-unit figure come from different points of reference in the company's communications.
Project and layout
Vyana is the first phase of The Reserve, a master development that the developer's project page describes as 21.03 acres at Vadgaon Khurd on Sinhgad Road. Press releases from the company describe the whole development as 20 acres. Phase 1 covers 6.95 acres with river-edge greens and a central boulevard.
Across the full development, the company has said the potential saleable area is about 5 million sq ft, with an expected gross development value of ₹4,000 crore. The development will be built and launched in several phases. Eight towers are planned across the township and three are part of Phase 1.
Each tower is planned with 2 basements, a stilt level and 21 residential floors, with 8 flats per floor. The developer lists four high-speed lifts per tower and 62 per cent open area across the site.
Configurations and pricing
Phase 1 offers 2 BHK and 3 BHK apartments. The developer's project page gives representative carpet areas of 791 sq ft for the 2 BHK and 1,016 sq ft for the 3 BHK. Detailed floor plans are available on request from the developer.
The developer's project page gives a starting price of ₹85 lakh. The page does not provide a full price sheet for each tower or unit type, so buyers will need to confirm current prices directly with the developer.
Approvals and possession
Phase 1 is registered with the Maharashtra Real Estate Regulatory Authority under MahaRERA registration number PM1261012600748, which the developer's FAQ and disclaimer both name for this phase. Other Vyana phases and towers carry separate registration numbers, so buyers should check the number against the specific tower they are considering.
The expected possession date is 1 December 2031 per the RERA record. As of 12 August 2026, the RERA-linked project record showed construction at about 1 per cent completion. The developer proposes December 2031 for possession, subject to RERA terms.
Amenities
The developer's project page lists a clubhouse of about 19,750 sq ft, an adult pool of 84 ft by 27 ft, a kids' pool, a fully equipped gymnasium, jogging and cycling tracks through landscaped zones, and multi-sport courts. A rooftop level includes a sky lounge, a jogging track and an open-air recreation deck. The page also lists 24-hour security, CCTV surveillance and power backup.
Location and demand context
The development sits on Sinhgad Road, and the developer's project page says it adjoins the upcoming ring road and a proposed metro corridor. The page also names Swargate, Katraj, Pune Railway Station and the international airport among destinations it lists as reachable.
A regional property report from October 2026 says the Sinhgad Road-Vadgaon corridor has drawn residential demand, supported by access to educational institutions, healthcare facilities, retail outlets and other civic amenities. The same report says planned improvements to Pune's road and transport infrastructure are expected to strengthen connectivity in the area. The report places The Reserve about 400 metres from Sinhgad Road.
