What happened

KREEVA reported sales from the launch day of Swaranaya, a project near New Friends Colony in South Delhi. A business news report dated 27 October 2026 put the launch-day sales at ₹800 crore, while describing the range as between ₹750 crore and ₹800 crore. A separate report published on 28 October 2026 described the first phase as sold out on launch day.

The two reports differ on how much of the first phase was taken. One says all residences offered in the first phase were fully booked. Another says about 40% of the units in the first phase were already committed. Buyers and investors should treat the sold-out status as reported by the company's side and the press, not as an independent count.

What the company said

Dr Gautam Kanodia, Founder of KREEVA and Kanodia Group, said the response strengthened the company's confidence in its luxury housing strategy. He also said buyers expect greater accountability from the developer behind a project.

He said housing demand in Delhi-NCR remains strong, particularly in emerging corridors such as Gurugram, which he described as drawing growing interest from both end-users and investors.

The project

Swaranaya will have 114 homes designed as bespoke sky villas, in 3.5, 4.5 and 5.5 BHK configurations. Reported unit sizes are about 3,700 sq ft for the 3.5 BHK, about 4,500 sq ft for the 4.5 BHK and about 5,100 sq ft for the 5.5 BHK. Prices start at ₹15 crore, according to the reports.

The developer's project website states that the project is spread across 2.007 acres and features three high-rise towers, with 19 residential floors starting about 100 feet above ground on a five-level podium. Other reports give the land as 2 acres or 2.5 acres. Reports also say the 5.5 BHK residences in the launch phase were completely sold out.

The project is described as offering lifestyle facilities developed with global partners, five-star hospitality-style services and five-tier security. One report says KREEVA has secured structured capital from the ASK Group. Listings name Shapoorji Pallonji Real Estate as the construction partner.

Expansion plan

KREEVA plans to invest ₹5,000 crore over the next four to five years. The funds are to go into land acquisition, project development and expansion across established luxury residential markets in Delhi-NCR and select Tier-2 markets, including Chandigarh and Lucknow.

The company is also preparing a multigenerational residential project on Gurugram's Southern Peripheral Road, designed to serve different age groups while keeping household privacy and independence. An earlier 2026 report said KREEVA plans about ₹400 crore for a 3-acre project there, with about 200 units and a total built-up area of 5.5 lakh sq ft, including senior living units. That report gave a start target of the end of Q1 FY27, which is April to June 2026.

Location context

Swaranaya is near New Friends Colony, which is served by the Ashram station on the Pink Line and the Sukhdev Vihar station on the Magenta Line, according to local guides. The project is described as having direct access to Mathura Road, Ring Road and Ashram Flyover, and as lying next to the DND Flyway. One report places the project on Mathura Road.

What it means for buyers and investors

For buyers, the reported sales point to demand for large luxury units in South Delhi, with the sales concentrated in the 5.5 BHK segment. The reports do not give independent market data on price effects in the area.

For investors, the plan is large and runs over several years. One analysis says investors should watch how the company manages this capital-intensive expansion alongside the execution of its Gurugram projects. No regulator or official body has commented on buyer risk for this project in the reports reviewed.

What comes next

The main near-term milestones are the execution of the ₹5,000 crore expansion over four to five years, the Gurugram Southern Peripheral Road project, and planned launches in Chandigarh, Lucknow and other Tier-2 markets. No dates were given for the Tier-2 entries. Possession of Swaranaya is listed for 2031 in several listings, and the reports do not give dated construction milestones for the project.
