Current status
As of 27 October 2026, Della Racecourse is at pre-launch stage. The developer's project page says RERA registration is awaited and sales are not open. The only buyer action offered is registration for an Expression of Interest or resort membership.
In May 2025, the developer said the first phase would launch within three months. That timeline has passed without a launch. Possession dates given in that announcement, early the following year for resort and villa plots and end-2026 for private residences, have also lapsed.
Under MahaRERA rules, a developer may not advertise, book or sell units in a project before it is registered.
The project and its developer
The project is described on the developer's page as a township of branded residences and private luxury villas facing a racecourse, alongside a five-star resort, luxury retail districts and private offices. It is part of a 105-acre joint development announced earlier by Hiranandani Communities and Krisala Developers, and occupies 40 acres of that plan.
Della Resorts & Adventure operates under a CDDMO model, meaning conceptualisation, design, development, marketing and sales, and operations. The developer says this hospitality-led structure is designed to offer investors a return of up to 9 per cent.
Planned amenities named by the developer include an 8-acre racecourse and international polo club, a 300-key five-star resort, wedding and corporate event venues, an adventure park with a zipline and vertigo attraction, a European medical wellness and spa element, and a golf range. The developer describes the architecture as a blend of contemporary organic and British colonial design.
The official unit count on the developer's page is 168 branded residences and sky villas across three 18-floor towers, plus 98 private luxury villas. Earlier figures from May 2025 are superseded by this count.

Location and connectivity
The site is in North Hinjewadi, on the western side of Pune. The developer says it is about 20 minutes from the Pune Expressway and about 2.5 hours by road from Mumbai. It is connected to the Pune-Bangalore Highway (NH 48) and has access to the Mumbai-Bangalore National Highway.
Pune International Airport at Lohegaon is about 24 to 25 km from Hinjewadi, a drive of roughly an hour by private taxi. The planned Purandar airport is targeted for operational commissioning in 2027-28.
Hinjewadi is about 3.6 km from Wakad, 5.1 km from Balewadi, 6.6 km from Mahalunge, 7.0 km from Tathawade, 8.6 km from Baner and 9.9 km from Aundh. These distances are measured from Hinjewadi and not from the site itself. Pimpri-Chinchwad, Aundh and Shivajinagar are described as within easy reach.
Infrastructure under way
Pune Metro Line 3, the Pink Line, is a 23.3 km corridor with 23 stations, with depots at Maan and Hinjewadi. The Maan to R K Laxman Museum Balewadi section is planned to open in December 2026, and the Balewadi High Street to District Court section in March 2027. A June 2026 update pointed to a first-phase opening in July 2026. The current operating status of the line is not confirmed in this report.
The 136 km Pune Outer Ring Road is under construction, and land acquisition talks for the planned ring road are progressing. The Purandar airport was approved in 2016 with an estimated cost of Rs 14,000 crore, and construction began in 2023.

Schools named in the area include VIBGYOR High School Hinjewadi, Rahul International School, Mercedes Benz International School, Mahindra International School and Ryan International Academy.
