What was announced
On 16 October 2026, Krisumi Corporation said it will invest Rs 1,300 crore to develop 542 apartments in Phases 5 and 6 of Krisumi City in Gurugram. The company expects these two phases to generate revenue potential of Rs 4,000 crore. Construction on the phases started the same day after a bhoomi pujan.
Chairman Ashok Kapur also said the company plans to enter the senior living segment. He said: “We are planning to enter into senior living segment.”
The senior living plan
Kapur said the company is evaluating five to six licensed parcels of land to build homes for senior citizens, citing rising demand for senior homes. He said the idea had been on his mind for about two decades and that the company is now preparing to take it forward.
A later newsletter report describes the planned project as focused on health, wellness and support for age-related conditions, including arthritis and dementia. As of 20 October 2026, no launch date, site, unit count, pricing or RERA filing has been announced for a senior living project by the company.
Krisumi City and the current phases
Phases 5 and 6, named The Forest Reserve and The Forest Reserve-II, form part of Krisumi City, a township on the Dwarka Expressway. The company describes the township as a 65-acre integrated development in Sector 36A, masterplanned by Nikken Sekkei. Other reports give the acreage as 33.38 or 33.5 acres, so the figure should be read with care. Nikken Sekkei has designed the phases, which span about 1.67 million sq ft.
Prices for the phases start from about Rs 4.9 crore, according to published listing details. The final amount depends on configuration and applicable charges.
One report cites a first-phase launch price of Rs 8,500 per sq ft at the township and places current township pricing at around Rs 24,000 per sq ft. These figures come from third-party reporting and have not been restated by the company.
The developer
Krisumi Corporation is a 50:50 joint venture between Sumitomo Corporation, a Japanese trading and infrastructure group, and the Krishna Group. Sumitomo entered the Indian real estate market in 2018 in partnership with the Krishna Group. Kapur, who leads the company as Chairman, came to real estate from the automobile industry.
Related senior living activity in Gurugram
DLF Ltd said on 4 October 2026 that it had sold out its senior living project, The Aureva, in Sector 63, Gurugram. The company reported sales of about Rs 1,985 crore from 172 units. The Aureva is a single tower of 45 floors above the ground floor, built on 4.17 acres, and its units sold at Rs 28,000 per sq ft on average per unit basis as reported.
Ashiana Housing Ltd said in a regulatory filing dated 5 August 2025 that it was contemplating a total outlay of Rs 425 crore towards senior living during FY2025-26.
What it means for buyers and investors
For buyers, the announcement is a stated intention. The senior living plan has no published project details yet, so there is nothing to compare on price, layout or services. Buyers of the existing Krisumi City phases have the available configurations and price bands reported above. Any buyer should check the RERA registration of the specific project on the state regulator's website before booking.
For the market, the announcement adds to a visible trend of Gurugram developers testing senior living products. An industry newsletter argues that buyers increasingly treat senior living as a planned lifestyle choice combining independent living with healthcare support, wellness facilities, security and community, rather than a last-resort housing option. The same analysis notes that the segment’s long-term success will depend on developers’ ability to deliver consistent services.
The Dwarka Expressway is 29 km long, of which 18.9 km lies in Haryana and 10.1 km in Delhi. HSIIDC’s Global City of more than 1,000 acres is being developed in Sectors 36, 36B, 37 and 37B, close to Krisumi City.
What happens next
The next milestones are the selection of the licensed parcels for the senior living plan and the announcement of a project name, location, unit count, pricing and RERA registration. None of these had been announced as of 20 October 2026. For Phases 5 and 6, the company is targeting Rs 4,000 crore in revenue, and construction is under way.
