What was announced

On October 7, 2026, L&T Realty published an interview with its CEO and Managing Director, Anupam Kumar, on the company's plans for residential launches in the second half of FY27 (October 2026 to March 2027). Business Standard reported the plan on October 6, 2026.

Kumar said the company expects three to four residential launches in this period. He said the launches would be phased rather than released all at once. The combined launch potential is ₹25,000 crore. That figure covers the planned launches across Gurugram, Bengaluru and Mumbai. It is not the disclosed value of any single project.

Where the launches are planned

The interview specifies two launches each in NCR and Bengaluru. Mumbai is also included in the broader plan. Kumar said the company works through partners on Mumbai projects. In other cities it acquires and develops land directly.

In Mumbai, Kumar said most of the portfolio is led by Slum Rehabilitation Authority (SRA) projects, because developable land is scarce. He said the company favours cluster redevelopment projects above 1.5 to 2 million sq ft. Outside Mumbai, it generally targets developments larger than 4 million sq ft. Its stated NCR target is around 10 million sq ft. In Bengaluru it is pursuing larger opportunities, including mixed-use townships.

No specific localities, connectivity projects or infrastructure links for the planned launches were named.

Sales and pipeline

L&T Realty reported FY26 presales of about ₹10,000 crore. Kumar said the first half of FY27 was expected to be measured. He said stronger momentum was anticipated in Q3 (October to December 2026) and Q4, supported by large launches.

The company says its portfolio has development potential of more than 70 million sq ft across projects under execution or at the planning stage. It aims to grow this to close to 150 million sq ft over four to five years. It also said it is consolidating its property assets under L&T Realty to create a single real-estate entity, with acquiring projects and building its pipeline as stated priorities.

Market view

Kumar said price growth in the Mumbai Metropolitan Region and other leading markets is likely to slow from recent exceptional levels as new supply enters. He expected growth to stabilise at around 10%, and said Bengaluru would likely follow a similar path. These are the CEO's own assessments, not forecasts from an independent source.

He said price performance would vary by project, depending on design, quality, location, target segment, distinctiveness and buyer confidence. He also said premium and luxury housing, where L&T Realty operates, was facing relatively limited pressure on sales velocity compared with affordable and sub-premium housing.

What it means for buyers and investors

For buyers, the announcement does not yet offer anything they can act on. No project names, locations within cities, prices, unit sizes, payment plans or RERA registration numbers have been disclosed. Buyers who want to consider these launches should wait for project-level filings and sales material, and check RERA registration for any project before booking.

For investors, the main information is the scale of the company's stated plans and its market outlook. Kumar said launches depend on approvals and on how quickly acquired projects become market-ready. He described approvals as a key execution variable. Launch timing could therefore move.

What happens next

L&T Realty plans to phase the residential launches during H2 FY27. No individual launch dates have been given. Kumar said stronger launch momentum was expected in Q3 and Q4 of FY27, subject to projects clearing approvals and becoming market-ready.

The company's stated objective is to have visibility across at least the next 12 quarters by the end of FY27. Its longer-term goal is to scale the development pipeline to close to 150 million sq ft over four to five years.
