What happened

Landmark Group has acquired a land parcel exceeding 22 acres on Dwarka Expressway in Gurugram. The group says the site is for a proposed integrated development. The company announced the acquisition on Friday, 30 October 2026, alongside an expansion plan under which the two projects it has lined up are expected to bring in about Rs 15,000 crore in sales.

Sandeep Chhillar, Founder and Chairman, described the expansion as a "defining phase of growth, with a focus on developments that combine scale, quality and long-term value creation." The same announcement named Pankaj Pal as Managing Director.

Planned uses and the numbers

On the more than 22-acre parcel, the group plans a five-star hotel, branded serviced apartments, premium retail and a corporate office block. Announcements describe the project in two ways: as an integrated hospitality, commercial and branded residential project, and as a mixed-use and residential development. The residential component is reported in some coverage but is not described the same way in every announcement.

The Dwarka Expressway project accounts for about Rs 11,000 crore of the expected sales potential. One trade report puts the land cost at about Rs 660 crore, or roughly Rs 30 crore per acre. No other report reviewed gives this figure.

Landmark One and the SBI loan

The same announcement said the group has secured a Rs 330 crore loan from State Bank of India for Landmark One, its office project in Gurugram. Chhillar said the financing was an important milestone for Landmark One and reflected SBI's confidence in the project and the developer. The loan was reported in early October 2026, about three weeks before the Dwarka Expressway announcement.

Landmark One is a 2.1 million sq ft Grade A+ office tower on Golf Course Extension Road in Sector 67. The company puts its construction cost at about Rs 1,000 crore and values the land at about Rs 550 crore. Against this combined cost and land value of about Rs 1,550 crore, the group expects sales of about Rs 4,000 crore.

Pal said Landmark One "presents an opportunity to deliver a corporate environment that competes with the finest office developments internationally." The floorplates are about one lakh sq ft each, with 49 high-speed elevators and 11 levels of parking. The project is pursuing LEED and IGBC green building certifications. Construction is underway, with a target completion date of May 2033.

Location and connectivity

Dwarka Expressway, also designated NH 248-BB, is an operational road of about 27.6 km that serves as an alternate link between Delhi and Gurugram. Property guides describe its connectivity to IGI Airport, Dwarka, NH-48 and employment centres in Gurugram as good.

Metro extension deeper into Gurugram sectors along the corridor is still under planning as of June 2026, according to a 2026 property guide. Reports differ on the timing, and no official schedule has been published.

Several commercial projects are already operating along the corridor, including M3M IFC, DLF Downtown, the Yashobhoomi Convention Centre (IICC) and Diplomatic Enclave II. Chhillar said demand in the Gurugram market remains robust, supported by major infrastructure projects such as the Dwarka Expressway.

What it means for buyers, investors and the market

For buyers of the Dwarka parcel: the project is at the proposed stage. No unit prices, sale timelines or launch dates have been announced, so there is no buyer-level pricing to compare.

For investors: the expected sales figures are management estimates of potential, not realised revenue. Whalesbook's analysis notes that the long-term success of the plan will depend on the company's ability to maintain healthy cash flows and manage debt as construction progresses. For Landmark One, the expected sales of about Rs 4,000 crore compare with a combined cost and land value of about Rs 1,550 crore.

For the Gurugram market: the parcel adds to a corridor that Gurugram developers have already targeted. A trade analysis says Landmark One will add a significant office asset to Golf Course Extension Road, while the Dwarka Expressway project could introduce a large destination combining residential, hospitality, retail and corporate space.

Developer background

Landmark Group was incorporated in 1992 and began real estate operations in the early 2000s. Its primary legal entity is Landmark Apartments Private Limited. The company says it has delivered 15 housing and five commercial projects, mostly in Delhi-NCR. Past projects include Landmark Avenue, Landmark Cyber Park, Landmark Golden Villas, Landmark Imperial Heights, Landmark Platinum Villas, Landmark Skyvue, Landmark The Homes 81 and Landmark The Residency.

In August 2025 the group announced Rs 400 crore for the second phase of its SKYVUE luxury residential project in Sector 103 along Dwarka Expressway. That phase includes 240 apartments on about 4 acres, with prices of Rs 5 crore to Rs 7 crore per unit and a launch price of Rs 17,500 per sq ft.

Buyers reviewing the group's record should note that a RERA tracker lists Landmark Cyberpark as a lapsed project and records complaints about assured return disputes and delayed possession in its history.

Regulatory and RERA details

One RERA tracker gives a completion date of 31 May 2033, another gives a possession date of May 2033, and a third gives possession in 2031. Buyers and investors should confirm the registration number and possession date for Landmark One on the Haryana RERA portal before relying on any of them.

No approval filings or RERA registration have been reported for the Dwarka Expressway parcel as of 1 November 2026.
